1. Make it easy to show. Be flexible about showing appointments. Overnight notice, 24 hour notice can be the kiss of death. It should only be for a short time that you will be inconvenienced by a showing, so make it as easy as possible for your home to be shown.
2. Does your home have appeal. The buyer is there for a short period of time, so make it as appealing as possible. Prepare, prepare, prepare prior to marketing the home. Buyers eliminate homes as they comparison shop, so make your home a memorable one. Consider a model home and how it shows. Soft music, lots of lighting, clean, pleasant scents, you want to buy it.
3. Are you ready? Remove personal items and collections; political, religious, family and some artistic expressions of yourself. The buyer has to want to buy your home. Messiness and confusion send a deep message the home is not well cared for. Sellers wonder if it should be vacant. Vacant is better than a disaster. Make sure the visit to your home is a pleasurable experience that keeps the buyers focus where it needs to be.
4. What does the buyer want to know? When choosing a home, buyers look at the community as well. Show the lifestyle your home offers, schools, floor plans, local parks, shopping, dining, neighborhood newsletter.
5. Consider your security - Put away your valuable. Don't leave out objects that are breakable and could be accidentally bumped. Move medicines to a secure spot. Don't leave candles burning when you leave.
6. Consider their safety - Are there rugs that tend to slide? are there cords or wires that could be tripped over? Are stair railings secure? Do a once over on the home or have a friend do a walk-through, they may notice things you wouldn't as you are accustomed to your home.
7. Should you stay home for the showing? It is not generally a good idea. If you are home, the buyer may feel they are intruding on your privacy. Take a short walk or sit outside if it is impossible for you to leave.
Showing a home is an important step in getting it sold. Potential buyers should be treated with respect. You have a small window of opportunity to gain their trust and interest in your home, so every showing is important. You only need one buyer and you don't know which one it will be. They should all be treated as the one that will buy.
