Fannie Mae has a great program out there, on avoiding foreclosure. It’s called "Know Your Options"

So let me introduce myself, Lance Owens, Realtor Sales, and short sale specialist for the Big Island.

Before I spend a lot of time trying to reinvent the wheel, I want to let you their website really has it all, they have short videos with different scenarios that can help you play it through in your mind, they have all the different options, and link's to counselors that actually HELP - (I know, I have called them) . They have just really done a great job.

What I am here to tell you about, is once you decide what program is best for you, you need the most experienced agent in you can get in yoru corner, remember this is going to effect the rest of your life, and if you want leave that to chance, or luck, you’re probably better off,  to just pass right on by what I have to offer, but if you want - knowledge, expertise, experience,  - then read the next paragraph.

What are Short Sale Realtors?

There are 2 types

1: Type 1 - the experienced Realtor, one that has closed several transactions, dealt with virtually all the lenders, the second lien holders, the one’s that know what to do when your PMI company denies the sale, or your HOA has liens against your property, or when the bank wants you to sign a note for the balance.

2: Type 2 - this is the one that has been to every class, has every designation, and knows every abbreviation, acronym, and basically knows everything - EXCEPT how to actually close a short sale - Key word "Close" They even use words like “I know so much about short sales I could write a book”

How can you tell the difference?

The Hawaii MLS has a search engine within its website, that you can break down into 100s of categories - but what I want you to do - when interviewing your Short Sale Realtor - the one that is going to have an  influence on the rest of your life - have him check off 3 boxes in the Hawaii MLS

Box 1 - put his/her Realtor ID in it

Box 2 = check mark – “Short Sales”

Box 3 - check off “SOLD”

Then hit Search

NOTE: I feel very lucky to live in Kailua Kona, and even luckier to work with some of the most Honest, and upstanding Realtors in the Nation – Truly. The only point I am trying to make here is my personal experience in Short Sales. Without all the hard work of all our Realtors combined, these numbers may not have been possible.

            You do close a lot of short sales? Who are buying these short sales, locals? Investors? What kind of condition are these homes/condos in?

Joan: Thank You, I really feel lucky being able to actually help, 2 of my clients were able to save their home off of information I gave them on the loan modification program. I didnt make any money, but it was one of those "priceless" moments.

Yolanda, that is a graet question, so I went back and actually did a Little pole - and it was all over the board, first time home buyers, move up buyers, second home buyers, and investors, there was no clear winner?
