The summer wanes, the break is over

Hi folks,  How has your summer been?  Mine has been wonderful thanks and along the way I have learned so much about the real estate industry.  I had to go quiet for some time here to allow my strategic work to be completed.  Right now I am in the beginning process of redoing my websites to create more of what I want and need out of them.

In real estate websites serve a variety of purposes.  Lead generation, engagement with your audience, an opportunity to speak directly to your clients and prospects on an “always on” basis are just some of the benefits.  Since more than 90% of everyone searching for a home starts on the internet then it just makes sense that you are on the internet to be found.

View of BostonMost large agency websites that allow their agents a page on their site calling it a “website” are providing next to no help to the agent who usually foots the bill at some extraordinary cost, i.e. profit center for the agency.  Having your own site that allows you to pay attention to what specific actions people are taking is critical to your ongoing success.  It makes sense to pay attention.

I am not sure when my new sites will be up, but I do know that I will be measuring the success of them in very specific kinds of ways.

The site must generate leads.  The site must generate a readership and an audience, the site must highlight my properties and those of my colleagues, the site must contain content that people want to know.  If I do this I will be very busy as an agent–it is that simple.

Having the right tools to use today is critical to your success.  Your website is your public face.  It is time for you to look in the mirror and see what your website face is saying about you and make the right adjustments to get what you want.  Best of luck and have a wonderful end of the summer.

Just got my new website live and running.  It looks great and I am very happy with it.  Don't you love the spammer comment above mine?

Larry, all great points and so many web sites do not generate leads of any kind.

Larry- personal websites are a phenomenal way to generate traffic your way. I'm sure if you've heard it once, you've heard it a 1000 times but so is blogging.

Larry,

I am contemplating a change in website as well. I hope yours turns out to be exactly what you're looking for. With the constant change in technology, it can be mind numbing trying to stay on the edge.

Web site appears to be like an electronic business card. I don't see how any responsible business can carry on without one. Now, how to design one and maintain it remains an interesting thought...good post Larry

Funny, I had just commented elsewhere that I had never seen a spam comment on AR!

Larry,

Becoming more active on AR has taught me a lot and i'm also rethinking my website and marketing materials because of it. Good luck with the revamp!

Larry,  You have nailed it for me.  The "Company" website doesn't do anything for me.  I found that I needed a more powerful client management system and a site that works for ME.  I utilize Market Leader for my IDX and find them effective and helpful.  As a new agent, my website has been my a big part of my activity early on until I build up the others sources further.  Good decision on your part.  Stop, assess, recharge and go forth and conquer.  Good luck.  Nice pictures of that other historic town but William Penn and I like mine better ;)

My hard work in the spring has resulted in the biggest listing I've ever had, $14.5M. However, business has been slow and I'll have to redouble my efforts going into the fall.

Larry, summer's winding down, and it's back to business for me as well. Not that I really took time off, but it's so hard not to look out the window daydreaming a bit when the weather is nice. Best of luck with your new website, I'm sure you'll do a great job of it.

One phrase from your blog strikes me as the most: "The website must generate leads." Without that it is nothing but a pretty picture.

Larry, how I wish I'd known this my first year in the business. Now I'm working hard on my websites something that should have been taught to me years ago.

Websites are a large part of the make or break decision for the real estate agent. Nicely done.
