 A Last Minute Appointment! To Show Or Not To Show!  

  If you have been following me, you know that I always make my own appointments.

This evening at 5:29 I receive a call from an agent requesting a showing for one of my listings.  No problem, what day and time would you like to make this appointment? 

The agent and the buyers are in front of the house and want to see it NOW!

Whoa! My delightful seller has two young children and may be in the middle of dinner and everything else that goes along with taking care of a family of four.

I ask the agent how much time can you give us?

While she is checking with her buyers...I have my seller on the other phone...saying "No Way, the house is not even close to showing condition."

The buyer's agent says they can give us 20 minutes. The agent apologized stating that she pulled the wrong listing and this is the house the buyers really want to see. Very legitimate explanation. 

So how do I advise my client who is an immaculate housekeeper and takes such pride in her home? She wanted to make a good impression.





So  I said..

''They may not make an offer if the house is not tidy....

However, they definitely will not make an offer if they don't see it!''

The house was shown and a call 15 minutes later from the agent thanking us for making it happen.

When I ask..'Do you have any questions?'  Her reply ...THEY LOVE IT!!

I have had this happen and I do just what you did. Life is unfortunately not all wrapped up in the perfect package so people will come at terrible times....SO we have to make the best of a crappy situation. Hope you have a sale there!

Margaret. I just ask the sellers. It's their house. If they want to show then so be it. Whatever they decide it won't be me driving over there to show it at the last minute :)

That was a great answer Margaret and although many would not show at the last minute, at least the buyers and the agent were giving 20 minutes to scramble around the house making it look as presentable as possible ~ Hey you never know!

Mixed bag here.  Unless an listing agent schools their client if left in the home with a buyer's agent and their client it could have disasterous results on the offer as far as price.  I've changed my routine a bit.  I am now of the school that my family is the most important thing in my life.  No more taking calls at dinner time.  If there's a listing appointment o be had, I can do it with them when I buy them lunch.  I do live in a resort town so not working on the weekends is not really an option; however, I am of the mind we are abused too much.  In this case it was an honest mistake but how about all those last minute calls you've had.  Hmmmm, mixed bag here Margaret for me.  Let us know how it turns out. :) Miss you  Finally got my ringer on my phone working...Ugh

I have always been amazed at how quickly a seller can slap their place together instantly on a rare occasion such as this.  Erring to the showing side is always the best route.  Lower expectations on the buyers end can lead to quicker decision making especially if they've looked at several homes previously.  Open the door and SHOW it Margaret, often there's no 2nd chance.

Tow things . Congratulation on your 1000th post. In to business. Good decision. They won't buy what they can't see and if their sitting outside the house with noitce they should expect the house to look lived in with two young children living there.

Gail, That is the one reason I make my appointments. I can make the decision after evaluating the situation. I never say 'never' or that I 'always' do things a certain way. ...well not unless it is written in a post like this one.

Hi Margaret...Well Done. I would tried to show the home to..I tell my Seller Buyers do not absorb as much on the first showing, Get the Spit and Polish out for the second showing, they'll see more this time.
