Another Bristow, VA Short Sale---SOLD! This Time in Kingsbrooke.
The story of this Kingsbrooke townhouse started on May 26th when it first hit the market as a Short Sale, priced at $244,000. There were two mortgages: A first trust with Wells Fargo and a second trust with GMAC. The home was only on the market for ten days before we had offer. First time home buyers who had plenty of time to wait and were putting twenty percent down on the home.
Within a week of getting the offer, the Short Sale was submitted to both banks for approval. Exactly 31 days after the date of the offer, we received Wells Fargo's Short Sale Approval letter on July 6th. As it turned out, the sellers qualified for HAFA and were forgiven any deficiency AND given a generous sum in relocation assistance.One week later, on July 13th, GMAC's approval letter was in hand.
From list date to approval that's only 48 days for both loans to send approval.
Once approval letters were in hand, the Buyers appraisal was order and the home inspection completed. We were able to go to settlement on August 12th. The home sold for $235,000. That's 96% of the list price, which also turned out to the be the appraised value.
