I get good leads from my website and from people responding to my ActiveRain and Localism profile. I'm not sure what you mean by "How are they when you get them?"

What I mean is, I have the 800 Hotline through Automated Marketing Solutions.  People call but they are weak leads. I work on converting them but the rate is low.  I also get leads from the local Real Estate Book.  Is anyone doing any mailing campaigns?

I am getting alot of leads via referrals from my friends/family.  Phone leads haven't been converting to actual buyers.  I'm just starting to get an internet presence so we'll see how that goes!

The best FSBO leads come from driving around.  Next best, clipping services like www.LandVoice.com

Fresh leads, called as soon as they run their first ad, can be a gold mine.  About one in 20 FSBO's are just trapped in the situation of not knowing a Realtor.  If you call enough FSBO's and have reasonable scripts and dialogue, you can list about one in 20.  See lots of free help with call script and dialogue at www.FsboKiller.com

What I mean to say is that, how are the leads?  Are they strong and hot leads?  Or are they cold and weak?  Some leads from various sources can come by the truck loads, however, they are all weak and cold.  Some sources you get only a few but they are really hot.  Thanks.

I asked a similar question about 3 weeks ago just after I started AR. The suggestion of using Craigslist has proved successful for me. In the first week of responding to "wanted" apts and homes I rented 2 homes and have 5 other leads. Every morning I go and send to the prior days posts. It's LOW COST!!!,,. and working for me!

Craigslist seems to be getting pretty diluted in Boise, Idaho, but that is good for the consumer.  I think if you are looking for leads in general, market your listings everywhere!  Listings are the best lead generator in this business.  If you don't have listings, or need more, stay after the FSBO's, contact expireds, but most importantly farm you sphere of influence.  You'll increase your conversion rate if a large portion of your leads are coming from past happy clients, and people who know you are a good person, and can pass that along to the referral.  Good Luck!
