    Buying a home is the largest investments most families will make. As such, I recommend anyone looking to buy a home in Pineville Louisiana should pay for a professional home inspection. 2) A Professional Home Inspector can find stuff rookies miss-- A recent Pineville buyer of mine brought his buddy over to inspect his home. The dude gave the house a 100% passing score. After begging the buyer they agreed to fund a professional home inspection. The inspector found 1,500 bucks worth of electrical repairs. Did I mention their "buddy" was an auto mechanic??

3) The Home Inspector is not your uncle-- Family mean well (most of the time). But Uncle George does not have the wealth of experience or the cool tools of the professional home inspector. Can your Uncle see moisture behind walls? I didn't think so!

4) A Home Inspector will produce an inspection report-- This report gives your Pineville agent ammunition when negotiating repairs. It's one thing to claim the roof is bad, it's another to produce pictures of the hail damage.

 Yes, people buying a home in Pineville Louisiana need to watch their money. And in my opinion, the best way to guard the bank is with a professional home inspection!

Agreed!  Unless you are an expert and have the ability to inspect and understand all the components of the structure I would suggest hat it's not wise to buy a home without an inspection.

I agree 1000%.  I tell all my buyers to get a professional home inspection.  If they choose to do it themselves, I make sure they go online and get a checklist and show them a copy of a home inspection from a past client so they know what to look at.  Recently one of my buyers who decided to do their inspection themselves with family members, called me a few weeks after closing and asked if we had a home warranty.  They did not.  Their AC went out and if you know what Fresno, CA weather is like in the summer you know this was not a pretty situation.

I saw the original post.  Not often something is hit right smack on the head, but this hit it right here.  It spells foreclosure if you can't spend the money to look under the hood.  Why by?  If you can't pay to look under the hood, then how can you afford the repairs that will happen later?

Hi Cameron,

I've had home inspectors find things that clients or friends of clients would never have found.  I also advise my clients to have an inspection on new builds because you don't know what to fix unless you know what's broken!

Ha Ha Ha, I just had a client, "Cash", buyer want me to pay for half of his inspections if I could not re-negotiate the price AFTER the inspections....which I usually can do a little, but I declined because I CANNOT guarantee that the bank will oblige!!! ???

Cameron, this is a terrific re-blog and I laughed at the title!  I don't care how "savvy" my clients are, I absolutely and unequivally say "You need to have a home inspection. This is some of the best money you will spend."

I actually have my own (sad) story that I offer as a result of NOT having one when we were buying a foreclosure. I wasn't in the biz at the time, my husband said that the bank wouldn't fix anything anyway so why spend the money and OMG, we had no heat and some water problems as a result! Rather large OOPS!, wouldn't you say?

Lesson learned.
