4 bedroom 2.5 bath single family pool home located in the Poinciana subdivision of Kissimmee Florida. This home has 2,857 sq ft of living area and was built in 2005. It was bought new in December 2005 for $221,000 then sold in November 2006 for $276,000. It was purchased as a primary residence.


  • 1st Mortgage with Selene Finance for $221,000
  • 2nd Mortgage with DTA Solutions LLC for $55,000


  • Curtailment of income. Relocation.


  • This was a pretty straight forward Kissimmee Florida Short Sale. Tutas Towne Realty placed it on the market May 27th at $79,900. It was sold by Tutas Towne Realty 4 days later at $80,000. The short sale closed on 12 August. 77 days from listing to closing!!

The property sold for $80,000 or 29% of it's value 5 years ago. Selene Finance accepted $64,000 on the 1st or .29 cents on the dollar. With full Waiver of Deficiency.

DTA Solutions LLC accepted $6,200 or .11 cents on the dollar. Full Waiver of Deficiency

Bryant - those numbers are amazing. I'm wondering why investors aren't beating a trail to your door to find as many of these deals as possible. We know that builders can't come close to building a home for this price, so eventually they prices will come back to normal, and in the meantime, just find someone to rent it.

Larry. They are. Properties sell just about as fast as we can get them listed. Most properties sell with multiple offers in a matter of days. The only problem right now is getting inventory. This one was bought by a UK investor.

...and I thought my Palm Springs Short Sales had fallen through the floor!  THey have, but not THAT far.  You can get one of my older (1982), small (780sf) condos in a Short Sale for $58,000 in a good area, but that's about it.  You skunked me!!!  Good job!!

Thanks for sharing the one and only positive outcome involving Selene Finance. Ive overseen (as BIC) or personally completed more short sales than I can count during the housing downturn. 

Currently began working w/Selene 8/2017.

Submitted all listing w/Short sale addenda, supplying notice to Selene of borrowers attempt to settle & market.

Sellers Hardship: Relocation & Medical >1year

Home: vacant/vandalized/secured prior to market

Market Price @55% purchase price in 2005

BPO via Selene at time of Market %41 original purchase price/LA

Highest/best offer cash Dec 11 2017 at 42% orig.purch.price.

Its been 4.5 months and lien holder claims Selene has yet to present offer for settlement to investors for approval.

Escrow, attorneys, nor agents have received timeline, approval/denial Pay Off terms.

We all know without payoff instructions, letter of debt settlement for less than amount borrowed, cannot close.

Selene only repeats BPO orders verifiying continued equity drop.

Property vacant and deteriorating.

Selene sat idle from December 2017 until February 2018 claiming negotiator in charge of acount is no longer in that position (w/no re-assignment of work load during that time period, no return of communications or correspndance).

After eight years SS experience,  they(Selene) take the cake for worst Financial Institution to attemtpt to work with.

Before any Realtor/agent decides to assist a client in need, where the account has been assigned to Selene,  do your homework. Google BBB, FTC, investigations into Selene's practices.

These are not simply disgruntled borrowers, or foreclosed homeowners.. 

Our time is too valuable. Selene's workers are salaried, we're simply trying to assist clients/past clients with legitimate hardships.

WOW!!, never again.

My client forewarned, but in our business, working hard for our clients

is what built our careers.
