It's been quite a roller coaster ride with the bank owned property we have been trying to purchase. We had the winning bid, so we had the inspection and radon testing completed. Ouch! The radon level AVERAGED 19.5 (safe level is below 4), the furnace was shot - wouldn't even turn on and the roof had hail damage. Obviously these were issues that were not obvious when we did our walk through for our initial bid. So, we went back to the bank and said - Whoa! We need to renegotiate or we'll have to bail. Well you would have thought we were from outer space or speaking Greek!
We have spent the last several weeks either trying to get an answer or to see the logic behind the answers that we were getting from the bank. Like, "When the appraiser comes back and tells us that there is a problem with the roof or furnace, then we'll talk a price change."
What??? When does an appraiser ever check to see if there is damage to the roof, if the furnace works or what the radon level is. Well, our fantastic Realtor, Sandi Hewins, continued to persevere. She asked that same question, continued to push the issue and ended up getting some folks riled up when she asked for the form to get our earnest money back.
11:30 a.m., Wednesday morning the bank came back with their "final offer". They gave us 5 hours to respond. (This is after taking over 2 weeks to respond to our requests.) Their offer was still too high for the repairs required so we countered with our "final offer". (Within the 5 hour period by the way.)
Finally today, they came back and accepted our offer. Phew, now that the hard part is over we can get on with the fun stuff.
Let's see, we need tools to remove the 30 + year old carpet and linoleum,
Gotta find the number of the radon remediation guy,
Check out roofing companies, see if we can get it done for less,
Call the heating and air conditioning guy,
