Tile Roofs and Home Inspectors

Lots of Home inspectors don't walk tile roofs and I understand why, however if you can do it safely you can perform a much better home inspection. I shot this video on a hot day while performing a home inspection in Scottsdale AZ. I was holding the flip video and trying to walk the roof at the same time so I appologize for the quality (and sweat) now. Let me know what you think.

Walking on a tile roof can damage it.  Binoculars and a telescoping cam can provide a reasonable view of potential problems.

Scott: Superb video! If an inspector does not walk a roof, many defects will indeed be missed! I walk the majority of roofs. An experienced inspector will not break tiles. Excellent demonstration!

Daniel, I agree that if you do not know how to walk a concrete tile roof, you have no business on them, but I walk them almost daily and havent broken a tile in years.

Scott, What a terrific recap of how you conduct your inspections.  What home buyer or seller wouldn't want to hire YOU?!?  But all I can say is please be careful, walking on tile roofs looks dangerous especially walking AND videoing!!  Well done.

Scott we don't have tile roofs here but I loved your video!  I agree that with our types roofs here home inspectors need to get on the roofs to determine if there is damage but very few do!

This was more of an experiment on how to use the camera while on an inspection and some of the do's and Don'ts.

Like look where you are walking, nevermind looking at the camera.

Be Safe

Try to shoot video when it is under 100 degrees

Shooting didferent videos and editing them together may be better than trying to walk and talk from point A to point B.

The funny thing is I have gotten e-mail comments from people who liked this because it was real, no editing, just simple and understandable.
