This is not a joke but I found it kind of funny.

When Home Inspectors do their job, they should do more than just look around and mark if something is present or not, they should know how the different components of the home operate.

For example, water tends to run down hill, it is self leveling and takes the path of least resistance.High Condensate Line

I mention this because the condensate line on this AC unit is actually higher that the tray at the bottom of the unit.

Water runs out of the tray before it can make it up to the condensate line.

If you look close you can see the wet roof on the other side of the unit and that pile at the bottom right hand side of the photo is rusty metal from the bottom of the air conditioner pan

I did this inspection, after another inspector had looked at the place and this is one of several things they missed.

Just in case this unit didn't have enough moisture issues, they installed it over the bathroom fan, look again, see the vent hood under the unit?

Makes an interesting read. I guess the response is - What were they thinking?

Scott - I find in interesting you have roof mounted AC in AZ to start.....there are so many issues with water being overhead, whether it's a water heater, or an AC unit.

Bill, This was actually done by a licensed contractor.

It is a good example of why you should have a re-inspection

My guess, the current owners never knew and they probably had an inspector not check when they bought.  Good on you for doing excellent work!
