I am wiondering if anyone else has noticed that some of the most successful Realtors are those who have convinced the new home sales people to refer to them all of the people who come to their office without a Realtor?
In my town (not to mention any names) I have seen many Realtors who have a flowing stream of business that comes from these types of referrals. They spend their time courting the sales offices of the builders and get referrals from them. A lot of the referrals don't even end up buying from that builder.
So I guess that if you are out there farming your area and patiently waiting for someone to buy or sell. Or if you are working your personal contacts. If you buy expensive and often worthless leads from the lead generators you are missing out big on one of the greatest secrets out there. These guys are not doing ANYTHING to get these leads and they are someof the most profitable leads out there.
I can't tell you how many times I've seen a Realtor get a lead from a new home builder and end up with a HUGE BTSA for getting the client into a new home. New homes are not half as difficult as working with re-sale. The builder does all of the paperwork for you and the commissions are much larger than re-sale.
