Rachel (not her real name) contacted me for the first time back in March 2010, just when

the $8000 tax credit was still the driving factor for First Time Home Buyers to come out and

buy their very first home.

Rachel and I emailed back and forth a few times, but she told me that she decided to wait. I emailed her back right away to find out what was stopping her. In my email I commented on the various loan programs available, the typical FHA , CDMP, and VHDA.

 

Rachel was actually referred to another agent at the same time she talked to me, and her pre-approval was declined due to a paid off credit card that gave her a low credit score.

My advice was to talk to the credit card company,  and get a pay off letter, and be able to get rescored. I informed her that we also work with lenders that can assist in getting credit issues resolved, and to contact me when she is ready.

 

Here it is June 2011:  got an email from Rachel. She wanted to finally get more information on the purchase process.  After referring her to a good lender she finally got APPROVED for up to $170,000, with the CDMP program.   Rachel was looking for a Townhouse in Woodbridge with 3 bedrooms, 2 full baths for her and her two boys.

 

I sent her listings right away and we met for the first time after more than 1 year of keeping in contact.  On our first showing I provided her with more insights and information about the process and what to expect.  We connected instantly. 

 

We put our first offer on a nice remodeled Townhouse, and got out bid.  Rachel has been upbeat and patient throughout this process, and I was able to keep her motivated by giving her more information about the process in regards to multiple offers  on foreclosures vs. Short sales, traditional sales, and much more.  On to the next and another contract later, on what she felt was her favorite home, a completely remodeled townhouse, but we were outbid again.

 

We didn’t waste any time but continued to look. I also explained  her that sometimes contracts fall out some time, and come back as an opportunity.

Another week and a half later, and here came the call we didn’t really expect, but her favorite house came back on the market. Contract fell through.  Since we remained as a backup offer at the time, it was our chance to move forward and Rachel sure did!  The home inspection went well, moving right along to closing.

 

With a few hick ups along the way, closing was pushed back twice, she finally settled on her first home on Aug 12, 2011.  She was so excited and happy.

 

 

 

Rachel was one of my favorite clients. She stayed calm, upbeat, motivated, listened and made it to the finish line.

 

This proves, that with a little determination, staying focused, being educated on the home buying process and what to expect – Anybody can buy a home.   Don’t let a bad score stop you, a past short sale or foreclosure.  Keep your eyes on the ball and you will have your new home!
