Buyers want more than LOWER PRICE: Buyers are looking more for quality than quantity to get the best deal in buying a home. Sometimes, if they have lower price it may mean poorer services. We as Realtors have to seek out the client's need, so that they can reach their goals. If we can ask the right questions and give them what they are asking for.... we can make sure that they will become faithful to us.... What makes a buyer remain faithful to one Realtor... After, I interview a buyer .... They have told me that they have seen many homes with about 3 to 5 Realtors.. What can we do to make sure that these clients remain faithful to us....
I have a few ideas what are your thoughts on this:
1. Although, you may need to ask the basic questions.. Don't make it's offensive to the buyer.-What are you looking . For example..... size of home.
2. Try to find out what makes this prospects different from all the others and become responsive to their needs. The buyer will favor you because you care about their goals too.
3 Be totally honest with them: Many buyers may not know the process, but you as a Realtor have to break down the process of buying a home with them and walk it through. For example, Signing a sale agreement .... Having an inspector take a look at the home. If you show that you care they will always come back to you because you've made the process easy for them.
4. On time: If you say your going to be at the home at a certain time.. make sure that you follow through... They want to make sure that your reliable and they can count on you.
5. What are your goals: Make sure that your goal is to help them and they know that .... if your goals are to collect your commission at the closing table they will know that and they won't trust you... They may like the home and decides to purchase the home, but be aware that they may not refer you to a friend.
6. Your education and are you good at following-up: Whenever a buyer ask a question make sure that you fully understand the question before answering them... Sometime they may be quizzing you to find out how much you know. If you not sure of a question on the home.... just be polite and tell them that you will get back to them... Honesty will pay off in the end. .... On another note: make sure that you follow up with them are showing a home.
7. Are you willing to go above a little to help them acquire the home of their dreams.... You can approach the seller with a letter stating why the buy wants to purchase the home. This will show that you are willing to help the buyer get the home of their DREAMS.
