The other day, one of my associates of the other gender noted that NONE of HIS associates of the other gender included inside photos of the garage in the MLS.

I’m positive both men and women agents omit interior photos of these humble, hardworking, utilitarian buildings.  Let’s face it, often they aren’t that well lit nor are they THAT “attractive”. Most have concrete floors and four walls. 

I park my car in mine and I love it for that, especially in winter.

Now, if you ask my husband about that same structure, he will point out to you that he has plenty of room for all of our stuff, necessary stuff like power tools and lawn tools.  He has shelving on which to place more stuff and hangers to hang stuff and extra lighting and outlets for working in there. 

The garage is his domain.  It even has a wood stove to keep him warm while he works in winter. 

He cleans it, organizes it and loves it.


I’m fortunate to represent several homes that actually have a garage (while many homes in the greater Red Feather Lakes area don’t) and THREE of them are in Glacier View Meadows.  I do feel badly for not showcasing them properly. I apologize to the garages and all garage lovers across the land....

We almost always include photos of the outside of garages, but almost never the inside. Even a well-organized garage can look cluttered and over full unless it's almost completely empty.

I only have a photo of the garage if it's large enough and special enough to stand out.  Otherwise, people can see it when they come to the house.

Garages are usually too messy to take a picture of. If it has been converted, well then that is different.

Garages are pretty special in winter climates with snow. Garages rank in the top ten and should not be left out of the marketing imagery, videos, Building one is expensive so promote your garages. Have you seen the real estate broker who pushes "three car garage with attached home"? His focus is garage for his passion with tinkering on cars. Think of niche audience members. Not one ad fits all approach.

Great point, you very rarely see photos of garages. I prefer the before photos from most of the bank owned listings i get, lots of good things you will see.

Don't be fooled. I put interior pics of garages and they do attract potential buyers, especially older men. I had a picture with the door open looking from inside out, outside in, with the pull down stairs down so they showed in the pictures, with the attic light on, i went up in the attic a took pics from both ends showing the plywood flooring, the gable window, lighting, access to ac unit, thickness of insulation on both sides of the floor. At least 50% of the husbands that attanded open houses I held, went up in the attic to explore and look at the storage. And if there is space for a work shop even though both cars are parked in the garage, even better! Many men spend more time checking out the garage than they do checking out the master bedroom and kitchen. The women check those out, while he checks out garage, deck or patio, and basement if there is one. A nice spacious organized garage is a huge attraction and selling point!

Hi William, funny thing- I make a big fuss over the garage when showing, too!  I can't imagine not having one but I don't think my interior photos of them are very compelling...


Ah poor Old Red, Bruce.  He needs to hide in the garage - don't leave him out on the street, looking so pitiful with a broken foot - you know the other cars are smirking as they drive by :-)

Gretchen, that's what I see here the majority of time - just the outside, seldom the inside. I think you're right, even well organized sometimes doesn't translate well in the photos.

Hi Sandy, if it's converted- by all means.  You're right messy ones, or overcrowded ones sound like the norm and yet, not one of three above are either...I just couldn't get a great photo of the interior.


Thanks Marc, I don't see them here either and from the comments most agents don't usually photograph them.


Hi Andrew, I like that 3 Car Garage with attached house, idea!  I agree they are an important feature and if the house doesn't have one 9 times out of 10, the buyer is looking for the place that he wants to build one. I always have the exterior shots included.  I appreciate your thoughts on it!

Hi Jeff, thanks for your input, I'm going to try your angles.   I agree with you that the garage is always the place that men especially want to see.  So far, my photographs of the garage interiors, are just not a good representation of the space.


Thanks Shirley, in my opinion it is a must have to!  I've lived without one and don't want to have to go back!

These are definitely beautiful garages in very nice settings!  I am a garage person myself-I always like to point out how big they are and so on.  My average client is almost always looking for a garage.

Hi Debra, yes they are, thanks.  Because some homes are mainly used as weekend/vacation homes- some might not mind if there isn't a garage- but most want a garage here, too.

Hi Mary-I do love those garages. They are beautiful and wonderful to have in the winter climate. Interior pics of anything is OK as long as they are neat and well lit. CONGRATS on the feature my friend.

Those pics could have been taken of my garage in Westcliffe! =o) It had a view that would rival most peoples homes, just like your photos! SO true in the mtns, folks want to see where they are going to stash their "toys" RV's, snowmobiles, tractors, etc. Our 2 car garage was 1200 sq. ft. with storage and additional heated rooms, find THAT in the city! LOL Nice post!

I always try to include a photo of the garage because depending on where you're looking to buy a home in Sacramento, a garage might be a luxury. Not every home comes with a garage in some neighborhoods. And if i'm shooting a low-end home, I include interior shots of the garage, as well as a high-end but for opposite reasons. Median price ranges, no.
