What is the #1 or top 3 complaints you get when buyers look at listings?
1) smells like animals in here
2) not a fan of the floor plan
3) "i like it but..." Well, but what? They left me hanging no matter how hard I pushed for an answer. That was by far my most frustrating.
The most common is it is priced too high for the amount of work it needs, #2 is it smells of pets or smoke and #3 is the description did not anywhere near match what we are seeing.
The three biggest questions I get are:
I would really like to make cartoon from this banter, would you mind? I can then reblog it and add the cartoon with the top comments, "You can make this stuff up!!
Overpriced based on size and outdated are going to be the biggest complaints I usually have.

I'm seeing a pattern here with closets, kitchens and smoke. Who smokes in their homes? YUCK!
Why are there shedded snakeskins in the bedroom and racoon skeletons in the attic?

Kitchens/baths are too small
Seems overpriced.

Knowing what your buyers want is fairly easy to discover, especially after a few showings, however you never tell what it smells like with the photos and many agents no longer put in room dimensions, this could save lots of time and wasted time showing to the wrong buyers.
1. "I wanted a fixer uper, but not one that needs this much work. Don't you have any fixer-uppers in better condition?"
2. "This is a beautiful house. Too bad they painted it green!"
3. "The house is too cluttered. I could never live here!"

My top complaint this past month "It has only one bathroom and the shower is over the tub"! It bought to mind the house I grew up in in Michigan -- actually the two different homes I grew up in. One bathroom served four people well. That's how you learn to take turns.

my people can't afford that price..... After calling for an appointment to see it...after seeing it in MLS.
Just three? The home is too dated, the bedrooms are too small and the floorplan is terrible.
Small rooms, no granite, too filthy, old appliances, wait, I'm over three!
"Didn't they know we were coming?" After stepping over the dirty laundry and passing thru the kitchen with the dirty dishes on the table and piled in the sink.
Did not like the flow of the home
Rooms to small
& I will buy you a gallon of paint if you really are not going to buy because of the color.
3. Rooms to small (when looking for a 1200 sq ft home)
2. Kitchen not updated (when looking for a fit it up home)
1. No basement (I told you it did not have a basement before we went but your father-in-law insisted that you look at this home because it happened to have Southern exposure or some other reason)
