 Home Staging Tips in Palm Beach County- If You Must Leave Your Home Vacant, at Least Do These 6 Things!

If you are selling your home in Palm Beach County, or anywhere for that matter, it is usually best to show it furnished.  

However, there are situations where your property must be left vacant, and if you do here are 6 tips that will help your property in the "race for the sale".

6 Tips for Selling Your Vacant Home:

1.  Make sure every inch of your property is white glove clean.  Because there is no furniture, your Buyer's focus will be on the structure.  Dirt, cobwebs, and bad paint jobs will stand out like a sore thumb.  If you must, bring in a professional crew and get every inch clean!

Get your windows sparkling clean!  This is imperative since your Buyer's eyes will be drawn to the window and the outdoors.  And, if your home is on the market for any length, you may have to have them cleaned again.  If you have window coverings, make sure they are open for every showing.  

3.  Check all existing light fixtures and make sure they work and burned out bulbs are replaced.   This may be the only light available for your Buyer and even in sunny Florida, some of our cloudy days can make even the nicest home dark and dreary. 

4.  Do something with the miles of cable cords coming out of the walls!  This is so true in the Family Room and Master Bedroom where your cable cord may be the first thing a Buyer seesCords when they enter the room.  Is that the  all important first impression you want to leave?

5. Look Down!  Worn carpeting... chipped tiles... these will definitely be one of the first things your Buyer will see. To be sure, you can't hide it and they will have to be addressed.. but give your Buyer some reason to want to buy your house!

6. Green it up!  When your Buyer looks out your CLEAN windows give them a view.  Check your hedges and plants.  When they look out your windows give them a view that will make them want to stay.  

 The main thing to remember is to remove any distractions a Buyer might see when viewing your property.  This holds true even if your home were staged, but is even more important when selling a vacant property.

Larry- thanks for reblogging.  It's good info for Realtors to pass on to their sellers, even if they don't want to stage it with furniture. 

Cory- It's something all sellers should do but especially important if the home is vacant.

Christine- You are too kind and that is very sweet of you to add your words. Vacant homes first of all don't look very attractive on the MLS listing and then in person, just lack any life.

Staging is the waya to go for vacant homes, It really enhances the empty home where potential buyers can visualize their things in the house.  I think it also gives a better idea of space as well.

Kathy - Super post and congrats on a well deserved feature.  You're so right...you notice these things so much more when it is vacant.  The walls and floors make such a huge difference in these cases.  If there's hardwood, you may also want to consider refinishing them.

Kathy, all great tips. I stayed in my house until it was under contract and the inspections were done before we moved into the house we had bought the summer before! I knew that the walls and carpet would look terrible without the furniture and paintings!

Maureen- we'd always love it if they would stage their home but if they could just do these things that would help. 

Marge- sometimes these vacant homes are so lifeless and it's hard to envision yourself in them.

Connie- Absolutely.  If you can do it, it sure helps the house show better. When we sold our first house, we did move before it was sold and so it was vacant but that was 20+ years ago.  I think now we'd need to either stage it or leave our furniture there.

Jane- thank you and yes!  Staging a vacant home, even if only the primary rooms, goes a long way to making it competitive in the market. 

Sharon- thanks... Nothing is perfect but we need to get a seller to recognize that even though vacant, a home has to be able to appeal to the buyer. 

Anna- thanks for the reblog.  And, yes, in any home you want to minimize distractions and a vacant home can have just as many distractions without having furniture in it.

Another great article Kathy!  So many vacant home owners just don't have the means to stage which would be the ideal.  When they're empty-- yikes!  EVERYTHING shows!  I would also recommend using a paint color that's on the warm side, like a warm latte color since empty homes can seem so sterile and cold.  I'll be sharing this! :)

I agree that a vacant home needs to be white glove clean. It sure is hard to keep them that way if the seller doesn't hire a regular cleaning service if it stays on the market any amount of time but this is so important!
