Selling your home can be a fun, challenging and profitable experience if you take the right approach.  To begin, transform yourself from a "homeowner" into a "seller" 

Homeowners tend to be protective and unrealistic about the value of their home.  it was put best this year at mega camp 2007 when it was said "you are the highest bidder on your own property".   In the long run, this can lead you away from being competitive.  Remember, your home is a commodity for sale  Here are some tips that can make any home, regardless of age or style, more attractive to buyers.

Unclutter your home: Remove almost everything from all tables, countertops and bookshelves. Buyers prefer clean, open, spacious homes.  I always tell my sellers to depersonalze and declutterize your home. 

Make it neutral: Select paint or carpet that is beige or cream colored which will appeal to most buyers.  

Eliminate Odors: Refrain from cooking strong smelling foods........ FISH...... Burn candles or open windows to create a fresh scent, but only if you are coming back soon...... you wouldn't want your house burning down or unwelcomed wildlife.

If it's broke..... FIX IT: Fix minor problems, such as squeaky doors or damaged shelves.  Small problems as well as large ones may cause buyers to walk away or suspect something even larger.  Some people even have a home inspection done prior to the listing to show everything in advance.  In this buyers market, it might not be such a bad idea. 

 

Weekend Work: 

It is not necessary to "rebuild" your home to increase its selling price. Try some of these weekend projects which should cost you relatively little, but will drastically increase the value of your home.

Replace old carpet and outdated wallpaper with something neutral and light.

Paint kitchen cabinets, update the hardware and refinish/mop the kitchen floors. 

Replace heavy, outdated draperies with neutral blinds or light curtains.  Let the light in during the day.  Natural light can do wonders for you home. 

Redo the grout and scour tile in the bathrooms.
