California High Prices/Myth Smashed --- Monterey Hills Properties Under $200K

Yes, California and the Los Angeles market in particular, is known for its high end and costly real estate.  There are some alternatives in the convenient Monterey Hills area within the city of Los Angeles.   Here you will find many condominiums and townhomes in an idyllic setting.  Most of the complexes offer pools, spas, recreation rooms all in a resort-like setting with mature landscaping.  Many will offer pretty hillside views plus easy access to transportation to Downtown Los Angeles, the Valleys and the Westside.   

Here are four properties that are currently available under $200K in Monterey Hills:

  • Catalina Terrace -- this one bedroom, one bath first floor unit has approximately 626 square feet and a large patio which nearly doubles the size of the home.  It is a short sale, subject to lender approval and listed at $165,000.  The homeowners association is quoted as $301.00 monthly
  • Temple Terrace -- this top floor unit with high ceilings has two bedrooms and one bath with approximately 924 square feet.  Nicely located within the complex, it definitely has a feeling of seclusion.  It is also a short sale and is listed for $185,000.  The association fee is $450.00 monthly.
  • Eaton Crest -- located on the first floor, this large one bedroom, one bath unit has approximately 773 square feet and is offered at $187,000 as a short sale.   Newer appliances, hardwood floors and abundant storage top the amenities of this unit which also has a spacious patio.  The homeowners association fee is $273.76.
  • Linden Heights -- this top floor unit has high ceilings making it seem larger than its approximate 657 square feet.   Built in 1986, this bank owned unit is available for $195,000.   There is the possibility of seller paid closing costs for an owner occupied buyer.

Thanks, Jon --- looking at different areas certainly gives us an insight into real estate market across the country.  The Monterey Hills area of Los Angeles is really a hidden treasure even though it is highly convenient.  There are quite a few Realtors in the area who are unaware of "The Hill" and the many advantages of living there.   Thanks for your comments, they are much appreciated.

Michael, I guess you did just smash that myth....with the great photos of great property, we here in the midwest couldn't even compete with that.  (Although I would try, of course.)  We can't beat your location.
