Buyers...if you're interested in looking at a home that's for sale, be careful how long you wait to go see it. I was all set up to show a tiny, little, 2 bedroom, 1 bath cottage that had been on the market for over a year. I made the appointment earlier this week to show it this Sunday. But, I received a call just now from the listing agent and it just went under contract.
It's amazing how often that happens. I think of it as ripeness. When a long-lingering property is finally ready to be bought by the market as a whole, that's just about when I am thinking about taking clients to see it. I have seen many examples of homes on the market for over a year getting multiple offers in the same week. Maybe we should call it MacBrayne's Law...
People think I'm crazy when I tell them this is how it happens in real estate, but I've seen it so many times.
Just last week, one of our agents got an accepted offer on a listing that had been on the market for almost two years. Then, three days later another buyer was putting in a back up. It's a strange world :-)
