One of the questions that clients interested in Clear Lake Texas Real Estate information often ask is this: “When it comes time to make an offer on a home for sale, how much lower than the list price can I offer, and still have a chance of getting my offer accepted?”

 

Some people have heard they can routinely buy a home in the greater Houston area for 20% to 30% less than the list price, since the national state of the economy is so bad. First, I would like to say that the sales price of real estate will always depend on location, location, location. Houston areas are just not suffering that much, compared to the rest of the country. Foreclosure listings are only 4.2% of the total number of single family homes listed in Clear Creek Independent School District.  Since July 1, 2011, single family homes in the Clear Creek  Independent School District have sold on average for less than 4% under the list price, and have sold, on average, in less than 90 days. These are the facts taken from the Houston Association of Realtors multiple listing service statistics.  I hope that those of you interested in Clear Lake Texas Real Estate information will find this information useful.
