Know What You Don't Know...About Short Sales

upside down houseMany times when we get an offer on one of our short sale listings....the agent confesses that they have not written on short sale and would appreciate some guidance. Not all short sale listing agents do things the same way....and we are happy to explain how we do them and what a buyer can expect during the process. As a result, we have agents who watch for our short sale listings knowing that we close what we list and that we know the navigation of a short sale.
   Recently we got several offers where agents...who KNOW short sales have submitted...one we found particularly interesting...not sure if it is amusing or disturbing....the agent is sooo out of touch with reality:

        " Sellers costs for any needed replacement/repairs, not
           to exceed $15,000."

   If you are an agent who has never written on a short sale or a buyer who would like to but doesn't understand the process...don't be afraid to ask....and be sure you are asking an agent that has had successful experience to insure you are getting the right answer.

Agents should get help from their Broker or an experienced agent in their office if they are submitting an offer on a short sale.

Zero does not exceed $15,000, but maybe they did not see that as an option. I'm guessing their offer was not considered.

I'm confused. Is that a buyer's agent writing that? If so, at least they are being nice in considering the seller's finances..... lol

Short Sale Agent

I had 4 short sales with three different banks get approved with monies going to the buyer for repairs. However, there was a contractor's bid for the repairs which detailed the items being repaired/replaced and their allocated costs. I also use contractor's bids to offset the bank's BPO.

So if the seller's property is in poor shape, you can try to get money for those repairs. Rare, but possible.

Oh Short sale agent...why not identify yourself....what you are saying is not quite the same as what we got...making repairs and the flow of money to the seller for repairs....not the same. Yes...we have had repairs made...not often ...but checks are not cut to sellers....
