Moreno Valley Investment Homes, like the rest of Riverside County, California have gone through dramatic ups and downs over the last four years.  Below are several charts showing information for Moreno Valley home sales. This first chart shows median home sales and number of sales over the last four years. 

  • The highest number of Moreno Valley Home Sales occurred in December 2008 when there were 973 home sales, for that month alone!
  • The lowest median price for a Moreno Valley home was March of 2009 when the median price was $134,250.
  • Currently for July August, 2011 the number of Moreno Valley homes sold are approximately 400 and the median price is $160,000.  June 2011 Moreno Valley Investment homes and number of Moreno Valley homes sold.

Moreno Valley standard sales statistics only Sold over the last four years, which will include flip properties.  (Which is why there is a dramatic increase in June of 2009 as that's when investors began rehabbing and selling their investments.

 

Moreno Valley home purchases made with cash only.  (Buyers who paid all cash for Moreno Valley Homes hit the highest peak in December of 2008, with 273 sales of Moreno Valley Homes being made with all cash.   In June of 2011 there were 173 cash only purchases of Moreno Valley Homes.

These next charts are only for the last 12 months and include data for all types of sales but only for 3 bedroom homes.  

  • This is really important because the value changes quite a bit for additional bedrooms!  
  • Bedrooms is really what distinguish value in of a home in the eyes of an appraiser....for instance, if there are two homes with the same square footage but one has 3 bedrooms and the other home has 4 bedrooms the one with 4 bedrooms can be "Valued", higher, sometimes substantially with all things considered.
