The stock market is national.  When the price of a stock goes up it goes up in Maine and California.  However, real estate is much different.  There is no national real estate market.  The price of the exact same home built on the same size lot in New York can literally be worth hundreds of thousands of dollars more than the same home built in Mobile Alabama.

 

Real estate is not a national business.  Real Estate is statewide business right?  For the most part no.  Homes in one part of a state can sell for much more than the same home in another part of the state.  Real estate is not even a citywide business.  Homes in the River Oaks section of Houston are worth far more than homes located outside Beltway 8. 

 

Many times school districts determine the pricing of homes.  As homes in a premier school district can sell for thousands of dollars more than the home across the street that is zoned to another less regarded school district.  So school districts must be the answer right?  No, not exactly.  As the quality of schools within a school district can vary.  In one neighborhood in Katy the homes are zoned to two different elementary schools.  The homes zoned to the superior elementary sell much faster.

 

So it must be the elementary school that a home is zoned too?  No so fast.  Although this can help, some homes zoned to the same school can vary greatly in price depending on which neighborhood home is in.  So the neighborhood is the trump card right?  Homes in a neighborhood can vary greatly depending a lot location and status of upgrades.

 

So how do you make a decision?  When I buy stock I consult and expert.  Ironically, when you buy a home, you will usually invest much more than you do when you buy stock.

 

When you buy real estate you should find a local expert.  Don’t pick the first person to answer the phone, pick someone who is highly recommended with solid neighborhood knowledge.  Choose someone rated highly by local publications (Just FYI the Houston Chronicle Rated us one of the Top 5 Realtors on the West Side).  This is one of your biggest investments, invest wisely.
