At least 15 closings have already taken place from those who had contracts since pre-construction times, and dozens more are already scheduled. The developer expects a good percentage of the original pre-construction buyers to close, since they have been offered prices at Paramount Bay reflecting comparable developer sales successes at place like 900 Biscayne Bay and Marquis. Buyers are closing in the low-to-mid 400’s per foot on average.
The developer of Paramount Bay has hired Lenny Kravitz’ design firm to redesign a good portion of the landscaping, front entrance and interior common areas with an unconfirmed budget of around $20 million, so the expectation is that the developer will increase prices once those changes are almost done.
Some current pre-construction buyers who may not want to or be able to close are looking for creative solutions not to lose their full deposits and are looking for new buyers interested in getting a Paramount Bay condo at a discounted price.
