Would You Hire Us If We Sold Two Homes In Your Neighborhood?

Last month, Will and I closed on two homes in the same neighborhood, Seven Lakes in Aurora, Colorado.  The second home was someone who saw our For Sale sign and observed all the work we were doing for that seller.  When they got ready to sell, they called us up and we got their home listed and sold.  In fact, we had three offers on their home in 7 short days.

Now that both sellers have moved on, we thought we would send out some "Just Sold" postcards to that neighborhood so the neighbors could see that we got results for both sellers.

We are going to send one batch of cards out and wait a few days and then send the second batch.

Hopefully these cards will result in some phone calls and some more listings and some more closings.

It just seems like such a shame to waste a marketing opportunity by doing nothing.  Doing something always gets the phone to ring.

I like Barbara's #15 suggestion of doing a free market analysis. Always send something where they want to get back to you. And I would have put all 3 things on one postcard. Why not send out another one actually saying that you are looking for new listings? And Branding is big, the look needs to be consistant, I believe.

I need a good just sold postcard company.  Who did you use?  We want them to mail them for us.  We have the same experience recently in a neighborhood called Brittany Woods.  A really tough sale usually.  I am getting these cards out this week!

When I sell a home in a neighborhood I always send out "just sold" cards, even if I'm the buyers agent.  I always get some response and it usually results in a good lead or two.

I would call the closest 20-30 houses in addition to the postcard.  Sometimes potential sellers wait until their neighbors house(s) sell before putting theirs on the market.  Phone calls work great with or without postcards IMO.

Perhaps you'll want to email "cards" to area people you have addresses for as well.

Selling a couple of properties in a neighborhood in such a short time period is definitely a great opportunity to market to that community.  Having that first hand knowledge of what's selling and what buyer's will likely pay for a house is a huge asset to any seller.

You have TWO SPONSORS for your venture into this neighborhood. You are invested there and you did your homework on the whole neighborhood. You have "profiled" the buyers who like the neighborhood, so you know what kind of buyer to seek.  You have also established credibility with potential sellers in that neighborhood. Be sure to follow-up to capitalize on the work you have already done.

Just another suggestion.

We combine the traditional direct mail approach on our Just Sold Post cards with the web.  We use a Virtual Tour tied to the address of the property (www.123Main.com) and we encourage the neighbors to go to that site to see the virtual tour which includes a floorplan capability that is very unique.

We also show a web address to one of our web pages that promotes how we sold the property.

It cost $10 a year to get a web address tied to the properties address.
