Good News for American University Park Sellers

They say there are three really important factors in determining a homes value:  location, location and location.  We've learned over the last few years, however, there are three more equally important factors, and these would be timing, timing and timing.

If you live in American University Park and are considering a move, you already have the location thing.  You live in one of Washington, DC's most popular neighborhoods, close to Metro, terrific schools, and Guapo's.  But right now, you have the timing thing with you as well.

Prices in AU Park have increased since last year.  The average price so far year-to-date is $885,321, compared to $838,321 during the same period in 2010. 

In addition, interest rates are their lowest since most of us were born, bouncing around 4.75 percent.  This makes your home much more affordable to more people.   And inventory is down.

If the whole country looked like AU Park, we would be well on our way to the real estate recovery we'd all like to see happen.

Hi Pat,  A great title and a great news for the DC area.  Its hard to imaine average sales prices in that range at least in my neck of the woods.

Pat, as you pointed out, timing is so important as well.  Such a beautiful area and the right time seems to be NOW, its just getting buyers to actually believe that now is such an opportune time.

Hi Pat, These homes are really charming. All part of the the best market in the US. Prices seem to gained about 6% on average and that is great comparatively to other markets.

Hi Pat: So glad to hear prices are heading up....although you guys weren't hit anywhere as hard as most other parts of the country.  We are seeing an uptick here too once sellers get their initial asking prices right.
