A Lesson Not to Forget

In our hectic lives as Property Managers we may be inclined to forget important lessons...this is the case in life as well.  Recently I relearned a lesson taught to me the first day I got into this industry:  do not schedule work until the client has paid for the job.  We as agents have the task of hiring and checking up on the vendors we use for our clients.  These vendors in turn perform their services in the expectation of being paid for their good work.  "The check is in the mail" does not fly for the hard working vendor...so remember:  "the check is in the mail" should not fly for the hard working property manager.  ALWAYS get the money in advance...if the client does not trust you to do the job you are coordinating for them, do not do business with that client.  Or, have the client hire their own vendors!

Excellent point!  Many agents and newbie property managers make the mistake of extending funding for work chasing the new tenant for the rent to pay for the work....twice as much work for the same money.

Yes. We either have the funds in our trust account, or we tell the Owner to deal directly with the vendor.

James, a big shout out to property managers and the jobs and services they preform. A own a home in another state and the property managers tend to every detail and see to it that I get my check by the 1st and all expenses are paid. Good job.
