Pardon Me... But Haven't We Met Before? A Staging Deja Vu!

Pardon Me... But Haven't We Met Before?  A Staging Deja Vu!

houseI wrote a post the other day about not being able to remember everyone's names.  I wish that I had Google Circles in my head.   And often the same thing happens to me with houses.

I was called in a while back by my friend and Realtor to consult with her Buyer, who was set to write a contract on a house.  The Buyer was catching a flight home that night and was having concerns about where she could put her office since did not have a designated study or office.  None of the extra bedrooms could be used because they would be occupied by her children.

I headed out to meet the Realtor and her Buyer.  As I was pulling in to the community, I thought something was familiar but I've done a lot of stagings in this area so didn't think anything about it.

I walked through the door and was greeted by my friend and her client.   This is what I saw:

Hm-m-m!  As my friend was speaking I scratched my head and thought to myself:  I've seen this floor plan before."  My first thought was that the builder had built several houses with the same floorplan in this area.  Things began to look familiar.   Well, that happens not every home is a custom home.

But... there was something about this house.  I looked around again and then it hit me!  This house looked familiar because I'd provided a consultation for the owners in the spring!  The house did not go on the immediately so the sellers could have time to pack and prepare their house for sale.

It was unbelievable!  The Sellers did all of the work themselves using my tips from the consultation and then used their own furnishings.  And that wasn't easy because a lot of what they had was in storage and ready to make the move.   I was so proud of the work they did !

Here's the Before picture of this area:

Dining Room

This was my first time to provide a Staging Consultation for both the Seller and the Buyer!

Staging tips can help your Seller and your Buyer Sell and See the potential of a house.

Honesty, Integrity, Results, Experienced. HIRE Me!

Hi Kathy~ I really like the idea of a buyer consult.  Even though they look at a home and make the decision to purchase based on their wants and needs they still cant quite figure out how to set up their old stuff in the new home.  DeJa Vu turned out to be your reality.

How cool is that... And to be able to consult at both ends is just too perfect!  Love it!

Kathy, a perfect triangle-it is wonderful to do consults for both-I love doing consults for buyers because they are often so amenable!

How fun was that for you? I'll be you were wondering why it looked so familiar?

Reminds me of when one of my son's was little, our neighborhood had about 7 different styles of homes, all by the same builder. So, trick or treating, little Nathan kept thinking we'd already been to "that" the dark, without the color variations as obvious, they all looked the same to him!

1.  Kudos to your clients!

2.  I once did a staging consult on a house that was being rented.  The tenant's things looked so familiar, then I realized I'd done a consult for her about nine months before!  Her house sold quickly.

Gary- it was so strange!  And yes, I along with the other Stagers will provide Consultations for buyers thinking about a home or Move-in Consultations for those who have moved in and need some assistance, which includes paint choices.

Gabe- I felt like a proud mother seeing what the sellers had done.  And, yes, I was paid.  In fact, my friend/Realtor told her client that she was to pay me because I'm in business and I didn't do it for free!

Sheila- oh yes, and in some of our communities many of the houses begin to resemble each other.

Cindy- when we do an owner occupied consultation, we don't often get to see the results.  This was so rewarding.

BLiz- oh yes, and I have my Realtor to thank for that.

Pam- thank you. I had a Realtor who'd referred a client to me for a consultation tell me that the client didn't do everything but they did about 60% and that was enough to get a sale!

Anna- I did indeed get paid and I have my Realtor to thank for it. I should hire her as my manager!!

Janice- Yea... someone else!! Yes, we did find a great space for her.  And, one of her daughters should be heading off to college in the next year or so and that room could always become an office.  She was surprised that it took 2 hours but I went through the whole house with her.

Janet- it was "way cool"!  I had to wait to post Before and After pics until after the house closed but I will put them up soon.

John- I'm glad you liked it. I keep trying to "sell" using a stager for buyers and hopefully it will catch on.

Sharon- it did have a bit of "Wheeeee" factor!

Joanna- I think it can give them a blueprint too, of projects they can tackle down the road.

Debb- I think it's fun to go into houses with the same floor plan and see how each owner decorates it differently.

Julia- Oh how funny! I love these "scratch your head" moments!

Kathy, Isn't it great when a seller takes your advice?  Great job Kathy!  And I also did not know that you did buyer consults - great to know.  We have buyers ask us all the time, "Now what would I use this room for?"

Great job by your sellers. I have never really considered that you would be able to help buyers too! That ensures you will have a future client.

Sandy- yes.. shout it out!!  It can help get your buyer off the fence, so to speak, or once they do choose their house, we can help them place their furniture.

John - the sellers did a fantastic job.. I really did feel like a proud parent! And if you have a Stager in your area (Sharon Tara is in NH)  give her a call.

That reminds me of a house that my office has sold 5 times in the past 20 years.  It's always interesting to see how it's changed.  Great to see people took your advice.

Tessa- thanks.. wouldn't it be fun if they all worked that way!!

TAmmy- Now that would be significant.  Wonder what stories that house could tell.

Eric- It was so cool!  I'm still working on my Before and After shots!

Kathy- You're so right.  When we provide consultations, we aren't always able to return to see the results.  You really do feel like a proud parent.
