ReGreening- REALTORS ® Could This be An Emerging Trend? NAR GREEN Designation...

By
Real Estate Broker/Owner with REAL ESTATE REFERRAL NETWORK 209970

ReGreening. - If you’re here, you probably already know that green homes are healthier places to live, are better for the environment and can save money…” But, REALTORS®,  did you know that the US Green Building Council (USGBC) is busy developing  best practice guidelines for sustainable residential improvement projects?

janeAnne's NAR GREEN DesignationREALTORS ® who hold the NAR GREEN Designation, may find the effort and results of regreening not only fascinating, as I do,
but a trend with a positive impact on our real estate markets as,

according to the USGBC, “REGREEN fosters sustainable renovation practices and benefits by providing quality resources, including REGREEN Residential Remodeling Guidelines, numerous case studies, educational offerings, a Certificate of designation for green remodel professionals, a green strategy generator that specifies green measures based on project scope and goals and much more.” So...does this point to a trend..or is this just so much marketing hype?

**

Trends and Green Measures.  -  As we look into it, we find that communities and individuals, including a number of REALTORS® are indeed  working together to develop programs and initiatives to reconnect all of us with nature and wellness in our own neighborhoods. Here at Active Rain, Dena Stevens and I began the Eco-All-Stars Group back in 2007, for example, and watched it grow from just the two of us to over 1,200 real estate professionals (so far!) (You're invited) ...

Green measures nationally may bring awareness. Green measures locally could mean that everybody wins.

->REGREENING - An emerging trend?Montford-Asheville NC REGREEN Neighborhood Historic  -Quite Possibly....

Regreening is taking place all across the USA.

Asheville, NC
joins “regreening” efforts taking place in  Chicago, Philadelphia, LA, and Seattle.  where   investing in  sustainable urban ecosystems that can improve quality of life makes sense.

...you can see one of Asheville's most charming historic regreen neighborhoods, Montford-  known for holding solid residential real estate values and community regreening HERE.

1. The Regreen Program:If you’re here, you probably already know that green homes are healthier places to live, are better for the environment and can save money. They have better air quality than non-green homes, cost less to operate and significantly decrease the negative impact of the home on the environment. Green homes are also an immediate and measurable way individuals can make a difference in the environment.”

2. Lovely Reading : Last Child in the Woods.  A book that might impact how we build neighborhoods.

Derek Thomas, founder and chief operating officer of Newland Communities, the nation's largest privately owned residential developer, has committed his company to changing its design approach. "We need to find more ways to integrate community into nature," he told CBS News.

Hi janeAnne,

I have thought about this designation and just was not sure how to go about getting it.  Today's chore, sign up for it!!  Go to Realtor.org and figure it out!!!! Thanks for bringing it to top of mind.  Our family is a huge recycle family, and we have installed rain barrels and solar panels in personal home.  This goes right along with my thinking. Nice piece.

I am sorry, just another alphabet soup and worthless government program. If they truly want green building/remodeling it is easy enough to do. I was a green builder for 20 years (before it became the current fad). They give the designation too freely and it has no true value to the public. If I spend 10% more making a home Green (EnergyStar or whatever) there is NO added value in the appraisal or anything. The general public would rather have another 100 SF than energy efficiency.

Cindy~

There are several worthwhile designation: NAR GREEN feel to me to be a  great place to start...EcoBroker has a marketing- oriented approach that could work for residential specialists...and you can take this course online...NC Eco Certified Real Estate Consultant is a 36-hour hands-on course that takes a deep, deep look at sustainable innovation...All three designations can open up healthy-living possibilities  for us and for our clients.

Debb~ Good trend to keep an eye on, for sure.

Than~ I'm focusing here on NAR GREEN designation and benefits for real estate professionals who watch emerging markets and trends. With your 20 year background in green building, here's hoping that OK will soon be on board...with you at the helm.

Appraisers here in Ashevillle, having gone through our NC Eco course, are aware of the features and benefits of green-built homes, especially WNC HealthyBuilt homes in our area. Hopefully, such an educational opportunity soon will be available for appraisers in your neck of the woods.

Hi Jane Ann, This post was great and I am so glad you started that group, back when. I have always said, it doesn't matter matter how one feels about climate change or how it is being affected. But we are trustees of the earth and need to take better care of it. It is not OK to just rob or ruin the resources and expect that it will heal by itself. It won't . Finding ways to conserve her limited resources and utilize best practices for keeping our planet green is the way to go!

janeAnne, thanks for dropping my name! But what's really exciting is seeing people incorporate green technology into their daily lives. When you and I first started talking 'green' people thought it was a fad or trendy. Homeowners didn't really think of going energy efficient was all that practical. Now a few years later I'm seeing a HUGE market for things like Photo Voltaic (solar collectors) and Colorado is leading the country in installations!

Just last week I had a walk in to the office. A man and his wife came to Colorado from Arkansas for the sole purpose of seeing what Southern Colorado is doing with green energy. His plan is to move to the area and start a different type of PV manufacturing. And all of this is good for the economy as well!

And man o' man am I seeing people wanting buildings to "re-purpose" saving old buildings and making them new again. By reusing old buildings they aren't making another foot print on the landscape. Those old brick buildings in downtown areas - they can come to life again!

Sorry, didn't mean to hijack your post ~ keep up the good work!

Cathy~ You just made my day !!! THX!!!  =)

William~ Of course I loved your comment...and I'm underscoring that message by repeating your words, "Finding ways to conserve her limited resources and utilize best practices for keeping our planet green is the way to go!"

And we real estate professionals can be at the leading edge of making this a reality while also enjoying the benefits of our real estate practice when we take the time to go a little deeper in our understanding of what is meant by a healthy home...and proper siting of a home on Land so as to take advantage of natural light and solar gain.
