In this challenging real estate market, here's how I've always looked at my real estate transactions: It's also a way I keep myself sane along the way...

As a LISTING AGENT, it is NOT uncommon for me to see LOW BALL OFFERS. I know, the term LOW BALL OFFERS is used rather loosely. It's pricing and pricing is always a matter of opinion. It also depends on who's court you're on. If you were a buyer, I bet you think the offer you have made is fair and reasonable. If you were a seller, you too believed you're priced it fair and reasonable and the offer you received in hand may be very well FAR from reasonable.

At times, we will also admit that buyers have watched too much news about the horrifying housing collapsed market. Every buyer will use this knowledge (whether it's true or not) to his/ her advantage. Therefore you'll see the LOW BALL OFFER.

 

As a BUYER'S AGENT, it's also not uncommon for me to present low ball offers. I can only do so much to educate the buyers. In the end, you want to see how low the seller would go. As buyers, they often forget, at least here in Texas, when you submit your offer, and you may win - you may only win half the battle. The other half of the battle comes after Inspection when you have to go back to the seller for repairs.

If you'd made the seller feel you've cut off his hands/ feet, he may not come back as nice on negotiation repairs. If you'd been nice at first, the repair negotiations go alot smoother.

 

No matter which court you're on - buyer or seller, or even as agents representing clients, check your little attitude about the transaction. In this challenging housing market, won't you rather have a beginning contract to negotiate with, rather than not having one at all?

Check your GRATITUDE attitude. Be thankful you have something to work with - I mean all parties involved. I, for one won't go down without a fight for my clients, but at the same time, I want to be thankful for the opportunity for being in the transaction. I feel looking at transactions this way is far better than just trying to poke the other party's eye out.

The next time you're facing difficulties, remember to check your attitude. As it says in the Bible, when troubles come your way (and we've known that all transactions come with its own sets of hiccups), consider it an opportunity for great joy. For you know that when your faith is tested, your endurance has a chance to grow.

Great post Loreena.  I have submitted one low offer that the listing agent refused to acknowledge in any way.  Had she played nice with us, a compromise may have been possible.  She refused to do so, her client eventually took the property off the market, my client has another home.

Loreena, I so needed to read that right now. I have submitted three offers with a young couple who are making such low offers even though they know the neighborhood is worth more. They have lost out now three times. They are getting discouraged. Me too. This helps. I'm going to have a heart-to-heart talk with them and we will find them a house!

Loreena, love that title!  You show what it's like from both sides of the table, and yes...sometimes we should just be happy an offer has been presented!  If it truly is a LOW BALL, the seller can simply say "NO thank you!"

As a leading listing agent here in NH it is very frustrating to get low ball offers on my bank listings  that do not include a prequailfication letter, or proof of funds, or a copy of deposit check. Th eother problems are buyers who include their name and and then add "or assigns" which is a big clue they want to flip their contract which to most banks is a no no. Often the agents that submit these offers are submitting many other offers at the same to me for this buyer, they are not courtieous, not ploite and are so bent on speed that the quaility is very poor and attitude is very bad.

Your attitude will carry you through!  I agree.  As a listing agent, when an offer comes in I always thank the agent and ask them to thank the buyers.  If it is low, I simply forewarn the sellers by saying it's low but let's see how far we can go with it.  Most times, we are able to reach an agreement. 

Buyers are testing the market.  Sellers are testing the market.  So what?

As the agent, you are there to negotiate the best deal for your customer or client.  A part of that is trying to get all parties on the same page and a part of that is not being a part of the problem, having an attitude problem with the other agent.  Like you said having that gratitude is going to be an essential part of trying to make a transaction come together.

Wonderful post Loreena. While I always work hard for my clients, I DO UNDERSTAND that this is not my negotiation OR my home. I remind the agents on my team not to take ownership of the property when representing the seller and not to get indignant when representing a buyer when they think the property is overpriced. I have seen too many deals fall apart because agents get completely invested in the price and not in the the goal - the sale. That old saying - "you have a seller who wants to sell and a buyer who wants to buy" is so appropriate - our job is just to help them accomplish this so that all feel they are winners.
