I imagine that real estate agents go to listing appointments on a regular basis excited for the sale and the sellers commitment only to arrive at the home to realize that it needs major repairs before it can be sold AND the sellers do not have the cash to do the improvements.

Turn that disappointing appointment into an exciting experience for you and your potential seller. How can I do this you ask??? My answer is simple - The FHA203K loan.

Before the home is listed the sellers can take advantage of a refinance loan that will allow them to do necessary or cosmetic home improvements. For example a new roof or updates to the home that will make it more desirable than the competition.

Why wouldn't they take advantege BEFORE they list? They can update the home and you all will know what is REALLY worth before it is listed. Imagine having an appraisal on site at the property for prospective buyers to see. AWESOMENESS!!!!!!!!

I just thought of the idea this afternoon - I think the 203K loan is an amazing tool and loan officers should be shouting out the good news as an amazing tool from the roof tops!!!!!!!!!
