What's New in Mineola, New York?

In the mean time, let's take a look at the state of the market today:

Today, Mineola has 58 hourses for sale (On our Long Island MLS).  As I always like to remind people, the one thing these 58 houses all have in common is that nobody has bought them yet.  So, are they a good indication of the value of real estate in our community?  Somewhat.  Closed sales, which will be shown next, are better indicators of value.

The 58 houses range in asking price from $296,000 to $749,000.

Of these houses, the average listing price if $485,698 and the average real estate taxes on these houses is $7,917.  The lowest real estate taxes among these 58 properties is $5,408 and the highest taxes are a whopping $27,538!

The beauty of Mineola is the range in houses.  We have two Tudors, a Ranch, two High Ranches, Three Expanded Cape Cods, 23 Traditional Cape Cods, 26 Colonials and one listed as simply being '2 Story'.  These houses have an average of 3.7 bedrooms and 2.0 bathrooms with the smallest house having 2 bedrooms and 1 bath and the largest having 9 bedroms and 6 baths.

One thing people generally don't know about Mineola is that 4 school districts lie within the boundaries of the Incrporated Village.  Right now, there are 9 houses within the East Williston School District and they are listed between $439,000 and $649,999.  So, we could say they make up the higher end of the price range.  

One house, on Old Country Road, is actually in the Garden City School District and is listed fro $429,000.  Two more houses are listed in the Carle Place School District and have asking prices of $525,000 to $579,000.  And, finally, the rest of the properties are in the Mineola School district and have the full range of asking prices stated in the beginning of this column.

Frightenengly, one house has been listed since July of 2010 (and the onwners gave a two year listing - that's just sad.)  In total, five houses have been on the market since last year.


So, that's what's available in Mineola today.  We don't expect to much activity this weekend due to the impending crush of the hurricane, but it is my hope that the houses and our residents make it through the storm safely.
