Rub-a-Dub-Dub: What to ask about the Source of Water

 If you’ve ever lived with a shower-hog (namely a teenage daughter), you know that shower time can last forever –what are they doing in there anyway?  They run out of HOT water singing songs, day dreaming, “lather, rinse repeat…”and when they get INTO HOT water with the rest of the family, it doesn’t even seem to faze them…

 

“Shower hogs” don’t think very much about water.

 

But, Home Buyers in Red Feather Lakes and Livermore, Colorado think a lot about water and ask a lot of questions, like:  

 

“Is it a private well or a community well?”

“What is a cistern? “

“How old is the pump?”

“How much water does the well produce?” 

“Is that enough water for my family?”  That’s a trick question – how many shower hogs will live there?

“What is the water quality?”

“Can I water my horses?”

“What do you mean it’s not registered?” 

“How many gallons does the well casing hold?”

 

If the property is vacant land: “How much does it cost to drill a well?”  “What is the average depth of wells around here?”  Or “how does the Community Water System work? “

 

I can answer about half of these questions but others need to be answered by a licensed pump installer or water well driller, by obtaining a well pump test and/or a water quality test on an existing well.

 

For starters, when there is an existing well, we can find the permit and initial test report as filed with the State Engineer’s Office/Department of Water Resources on their website.  For buyers, this affirms that 1) the well was permitted, 2) The well depth, 3) the initial pump rate and 4) if the well is for household use only or if other uses are allowed.  All good things to know!

And it’s usually quite easy to get a copy of the well permit and test report unless the well hasn’t been transferred into the current owner’s name...

Most buyers don’t know that when a property with a Well is sold in Colorado, a Change of Ownership should be submitted to the Department of Water Resources.   There is no fee to transfer the well into your name.

 

Water Tips for the Day:

 

Ask a lot of questions about the water so that you can make an informed decision when purchasing property.

and

When you are the purchaser and if you have a well; make sure the well is transferred into your name.  Your agent and/or the Title Company will have the form at closing.

and

You don’t have to lather, rinse and repeat – once is usually enough, but then you probably already knew that.

I have a big giant soaking tub that I rarely use becuase it's a water hog.  We have a lot of wells in our area too, so lots of those types of questions.  I refer out for answers most of the time when it goes beyond... where does the water come from?

Hi Mary, this is a great post and real service to your readers. Water is one of the resources that people take for granted and shouldn't . There is less and less available here where I live and it has become so expensive that you actually always try to conserve. My last water bill (2 months ) was well over $300 just. We have had 6 rate increase over the last couple years with more to follow.

Oh Bruce,   I don't have any interesting stories from  the title company!  For several years they were not involved  in transferring the wells, but now they do.  At one of the last closings I attended, the title company prepared a well transfer, the  listing agent prepared  one and  so did  I - needless to say we had our basis covered on that one :-)

 

Gary, that's true, a buyer needs to know as much as they can about the water situation  before they buy.

 

Tammy,  we have the same thing! (soaking tub) what were we thinking??!!   Ours doesn't get used very much either but it came in handy for little children who only needed about 9 or 10 inches of water for their bath.

 

Good grief William, that is expensive  water.  Because we have a well we don't have to pay a  monthly bill,  but we do conserve too.  You have such a long growing season in California you probably use a lot of water outdoors?  We can't use our water outside, it's for household use only and you know, we use in a year what my parents used in one summer month watering  their lawn!

I guess we don't have to worry about water questions in this part of the world.  We only have to have the water heater braced.  I will have to call you if I ever sell vacant land or a home not connected to the sewerline.  One problem less here.

Shirley, a 4 hour shower would have to be cold after a time, wouldn't it?   I don't know which side of the bathroom door deserves more sympathy on that one. :-[

 

Jane, they brace the water heaters for earthquakes?  Now I wonder how an earthquake would affect a water well??  Call anytime, I like talking to you!

That's a good question, Mary. I discovered when looking at oceanfront homes along the northern coast in California, asking about the water source is extremely important. Some homes are on city water and some are not. Some require a water pump to ensure a consistent flow of water, too, because water pressure can be affected without it. Lots of stuff to learn.

Yes Elizabeth, it can be really complicated!  I forgot to mention the importance of a good plumber who understands the wells and pressure tanks too, they are invaluable.

Hello?  It is illegal to collect water in a rain barrel from your own downspout?  Seriously? 

Well, every area has its own rules and regs.  Ask a realtor....and please make sure he or she is a smart one.

Those are all VERY important questions for folks to ask.  I'm also not shocked by William's $300.00 bill for 2 months.  My part of Sacramento just received water meters.  We are still flat rate for 12 billing cycles.  However, our flat rate went up 10% immediately, and the water utility just proposed approval for a series of rate increases which quickly escalate and skyrocket.  Of course we are water plentiful here in Sacramento because of our two rivers.  But the money sent to our water utility goes to San Dimas, in the parched central valley.  Everything in California is about water rights, and who has them.

Hi Suzanne, sorry to be returning so late to this post.  It's true, it's not legal to capture rain water from your roof in Colorado, the idea being that all rain is to be returned to the ground- however recently, some can apply for that right. About the Red Cross Button -Thank you Suzanne, I hope that even if people don't click on the link to the Red Cross from here, that they will think of those less fortunate and give.

 

Hi Myrl, it sounds like California is the same as here - water is like gold.  I may be out of the loop as far as paying a municipality for water but that really sounds very expensive to me!  Good luck with your increases, people need water, that's a basic necessity!

 

Hi Debra,  I'm not sure I understand AR fonts anymore...sometimes things look small at other times the same thing prints EXTRA LARGE ! LOL  but thank you.  My eyes strain at the end of the day, I just set my screen to 125% :-)
