Real Estate Agent with Joy Daniels Real Estate Group, Ltd.

You’ve just listed your home for sale.  You analyzed recent sale prices and terms, and priced your home accordingly.  You’re ready to watch your agent begin marketing and selling your home.  There’s nothing left for you to do . . . WRONG!

While your agent’s marketing activities are critical to the sale of your home, you also bear some heavy responsibilities.  Sitting back waiting for your buyer is not one of them.

Two responsibilities should be taken very seriously.  First, be sure you have priced your home with the market, not ahead of it.  Pricing with the market mean the asking price should reflect what buyers are currently paying.  Pricing ahead of the market means asking a price that a buyer may pay 6, 12, or even 18 months from now.  Pricing ahead will result in buyers passing up your property for others.  It also allows your home to become “stale” inventory while it waits for the market to catch up with the asking price.

Your second responsibility is to offer your home in mint condition.  Complete needed repairs before you market your home.  Once you do-be certain it retains that model home appearance throughout the listing period.  Making repairs, then leaving beds unmade and dirty dishes in the sink, does not inspire buyers to choose your home.

You can influence the sale of your home in two areas-price and condition.  Don’t take shortcuts.

Pick up the clothes, wash the dishes. Don't tell that agent you need 4 or 5 hours to get it ready

Absolutely Joy, Price, price price is the number 1 reason that houses are selling and condition is the #2 reason. We agree that keeping a home on the market that is just too high only makes the listing "stale" ~ If a homeowner wants to really sell, it must be priced right!

Price, terms, condition....I have heard it ad nauseum.  But, if you can keep your house clean, organized and clutter-free and have it priced, you will move sooner, not later.
