I recently wrote about settling on 566 Terrace Avenue in Mt. Joy, PA. As a whole, in the current environment, the transaction went smoothly. Two challenges occurred in this transaction.
The first was negotiating a resolution to two significant inspection issues. One issue was a higher than acceptable level of radon gas. Two quotes were received for installing a radon gas mitigation system. The second issue was related to a Federal Pacific Electrical Panel which needed to be replaced. Russel Ray, a fellow Active Rain blogger, describes an experience he had in his blog post with his electrical panel. My client preferred to have the work done with contractors he selected and elected for a credit in the Reply to Inspections Addendum. We were able to negotiate a $1690 credit towards the installation of the radon mitigation system and the replacement of the electrical panel.
The second challenge came when the underwriter for the bank started asking questions about this credit. It became a problem and we simply needed to find a way around this. We found a way to get it done and yesterday we settled on 566 Terrace Avenue.
