I am convinced that you can do expired listings. Most agents won't do them becuase they are afraid the Big Bad Wolf may get them. I am here to tell you that an expired listing prospect will not eat you.
I have made lots of money over the years calling on expired and cancelled listings. Part of your fear is probably that you just don't know how to handle them or perhaps you may not know what to say to the expired listing.
It is a simple process, I would just say to call 10 and keep focused on just asking questions. This is sales 101. Do not try to assualt them as many agents will. Keep asking questions to find out their motivation and why it was important to them to conduct their sale. This will get them to open up and actually consider selling again.
