     Sometimes homes present a challenge to both listing and selling agents because of the custom design of the house and/or the way the Sellers have chosen to use/furnish it. It is not practical or economical to change a room to meet what "might make the expectations" of buyers. We recently had an agent who critiqued the layout of the house suggesting furnishings and changes that would be a healthy five figure expense to the seller....hmmmm....not happening.

The responsibility for Imagination is HUGE.

 Study bedroom - When there is a room that is used as a study/office but has a closet, it could be another bedroom or a guest room.


-Many times we have had rooms converted to a desirable first floor laundry especially when plumbing is located nearby.Laundry

hot tub- Addition of a hot tub; creation of an "outside room" for some people adds a recreational dimension to the home - find out the plumbing expense for this added feature.

-Conversion of a natural fireplace to a gas fireplace - Often not a huge expense since it is likely gas is already used for heating.

-Dining rooms may not be the used often enough to justify the space; remove the chandelier - now it is s study/office, playroom....dining room

scrapbook room-"Her Room" - we hear a lot about a man cave, that room that could be used differently might become HER room.....library, craft, scrapbook, study, sanctuary

Sally and David, once again, another great posting. I often have open house visitors who aren't thinking outside the box as to what a room could be used for, so I have to energize them with ideas.

These are great tips. When I show houses I often suggest minor changes that the buyers might be looking for in a house.

I agree for the most part, but!  You know there had to be a but!  I sell in a newer development, when I list the home with a bedroom to the front (with a closet) as an office.  For appraisal purposes it seems to work out for a more realistic number.

Agreed Laura...making the suggestion that there is more than use bedroom/office/den etc. may bring more than one buyer .

Selling agents can really help the buyers visualize a room.... but I often see them not doing so, they just walk around the house pointing out the obvious E.g. "here is a kitchen"... and I think to myself... "really selling agent, do you think the buyers need you to say what the room with the refrigerator, stove and dishwasher is called?"

Sally K & David, we do have to use our imaginations sometimes don't we? Sometimes buyers just 'can't see it'.    Great examples of what room 'could' be used for.

As a home inspector, if I find a room with a built-in closet, it is a bedroom, regardless of how it is being used.

True could be....the point is to get buyers and selling agents to stretch their minds...and find more than one use for the same room....flexibility is in the mind of the creative .

Sally & David -- This is a method I use very frequently.  I see something, think a bit creatively, and offer the suggestion to the buyer who is not thinking the way I am and many times likes my ideas.   On the listing side, I always think creatively to make that property stand out among all the others by pulling something out of it and marketing it.  It works!  Great post.
