I finished the equipment appraisal I was working on Friday at 11:34 pm and since the open house I was planning for Saturday did not work out I thought I would take it easy over the weekend and catch up on some household chores.
It is a crazy thing but I felt guilty to have a relaxing day. When you are self employed you need to keep that pipeline moving and there is not a lot of room for down time.
On Sunday I had an afternoon appointment to show client three listings. As I was locking up the first listing a couple pulled up and asked if I could show them the house. I informed them that I was not the listing agent but was showing homes to my clients. My client offered that I show them the house; he had some errands and would meet me at the next listing. So as my clients drove away I reopened the house to show the couple around.
After showing the house, the pool and the outside shop and spending a half hour answering their questions I informed the couple that the listing agent was only taking offers until Tuesday 08/30/2011. The listing agent already had one offer on the home, so if they were interested they would need to act as soon as possible. At this point the lady looked at me and stated that their friend was a Realtor and they planned on using her to submit their offer.
My first mistake was letting someone work their way in front of my current clients needs (look at it like crowding in front of them in line). My second mistake is not asking the questions are you working with a Realtor before I opened that door (I have no problem with not getting a deal but will never understand how some people think). In the future I will be much bolder and state that I would love to help them but my clients and I are on a tight schedule. I will then offer to schedule an appointment to show the listing if they are not currently working with a Realtor.
If you have a Realtor or any other professional you feel comfortable doing business with, that is a great thing, use them. Being a Realtor takes a lot of time and expense and although I love what I do I cannot afford to do it for nothing.
Just one more life lesson learned!
