A local developer contacted us to help get their inventory of 6 model spec homes sold and off their books. These homes had been sitting - unsold -  for over a year.

Hampton Redesign worked within the developers budget by utilizing some existing model home furniture in their storage facility and staging only the main living areas and the master bedroom.

As there were 6 properties to sell before the next phase could be started, we recommended furnishings and accessories be purchased. Although the upfront cost is a little higher than renting, this gives a builder or developer the option to maximize their investment. Once the initially staged property sells, all furnishings can be moved to the next and so on. Since the furnishings become the property of the developer, they can either sell with the property as a value add or re-use to stage other homes.

This model home, once it was staged, sold and closed within 30 days (or less than a quarter of the average days on market in Johnson County).

Tessa- What a beautiful job!  I think having the builder purchase the furnishings was the way to go.  More cost effective for the builder.  I've often recommended that, especially when the property may be on the market a while.

Thanks for thumbs up Kathy! I gave the builder both options and really was pleasantly surprised when they decided to purchase. It certainly gives me more creative freedom and I squeezed every penny out of that budget! Hope all's well in So FL.

Hi Janet - thank you so much. In a way it was a little like an occupied staging in that I tried to use some of the "owners" things and incorporate them into the design. The large green sofa and loveseat would not have been my first choice but we made it work!

The cool thing Ginger was the referral came from someone I hadn't yet met who heard about us so that's always nice! :) Good to see you and hope all is well in CA!

Hi Kathy! Don't you love it when what you do makes a difference. If I hadn't followed up with the developer I wouldn't have known the outcome. But they were happy. The comment I got was "you did good" ;) Glad you liked it and good to hear from you! I've been awol from AR for a while but hope you are doing well.

Julia, it was definitely a challenge making this all work on a budget. I was trying to appeal to the target buyer - young and a little bit country ;) but I also wanted to have a little fun with accessories. Rustic modern was the theme! Glad you liked it :)

Hi Maureen - thanks! I could do this type of staging all day long - loved having the flexibility of choosing furnitture and yes it makes sense in the long run to buy. Just found out a condo I had staged for a builder/developer just sold with all of the furnishings as part of the deal, so it's a win for everyone.
