Newton Seems To Be Doing OK

I just took a look at the MLS statistics for the last three months (7/23/07 to 10/23/07) compared to the same three months last year (7/23/06 to 10/23/06) for single family, condos and multi-family homes sold. Here they are:

Last 3 Months Same 3 Months Last Year

(7/23/07-10/23/07) (7/23/06-10/23/06)

Total Sold 280 246

Avg. Days on Market 80 104

Avg. Sale Price 828.764 797.994

Median Price 681,250 677,000

I would be interested in any comment anyone has on these statistics.

Yeah for Newton MA Real Estate! Bucking a trend, your changes are slightly positive...

I try and compare the average sold cost per square foot for a more accurate measure of appreciation-- here in Charlotte, prices were up 5%, as measured by sold Cost perSf, but the volume,units sold, was down 13%. I know the MLS report median prices-- i just adjust it by dividing by the median square foot they also provide.
