When:  It happens all the time.  Not every home sells the first time, nor quickly, especially if there's something "challenging" about your home.  Maybe that corner lot you love doesn't suit everyone.  That school district that used to be highly regarded is now out of favor.  That busy road that's "too close" to your home!  There are dozens of factors that influence the ability to sell a home.

How:  All we ask for is your time.  An initial consultation.  No cost, no hassle, no pressure.  If you like what you hear, we can discuss further what's needed to put us to work for you.  But know this, we will not tell you something just to win your favor.  No inflated "here's the price we can get for your home".  No "Buyers won't care about that cigarette smoke smell".  We'll be tactful, but truthful.

Anita, Thanks!  We run through the reasons for no sale every Expired, and when we get the opportunity for a new to market listing, we're going through the same mental checklist.  What are the barriers to sale?  Always good to have that discussion with the sellers for a realistic understanding of the home and the market.

Christine, It's the way we always work!  Let's see if there's a way for us to help.  Sometimes it's not a good fit, most times it is :)

Jane, We're not 100% successful, but we're pretty close as long as the sellers are receptive and patient.  Sometimes they're not, and that makes it tough for any agent.

Bliz - Terrific marketing piece here. We too do not try to buy our listings. It's not worth it to both parties. We want to sell the home but we have to be realistic or it's a waste of time and marketing for both of us...

Lisa and Bob, It's something that evolved a bit for us over time, that realization that not ever listing is a good listing.  If it can't be sold, then it's only value is buyer bait, and that just doesn't fit our business and personal philosophies :)

Sherri, If there's something obvious that was done wrong with the previous listing, we need to address it.  For an expired, our review starts with the previous MLS listings for clues as to what might be done better to sell the home.  Sometimes there's some pretty blaring issues, other times, the agent was good, just bad luck to have not sold.  In our area, days on market are often long, and patience is needed.  If the seller's patience runs out before the buyer shows up, well the agent will usually get the blame.  We've had it happen to us, and probably will again despite all best efforts to the contrary.

Real estate isn't an exact science.  Why a home doesn't sale (unless it's a real dog) might be _________ (fill in the blanks) as your post most accurately does.  Consulting with sellers who have not been properly filled in is where you come in!!

Carla, True!  Some science, some art and to be frank, some luck.  There HAS to a buyer looking that matches up with a particular home.  If there isn't, no amount of marketing and skill is going to create a sale.
