The White Oak condominium complex located at 36 Greenridge Ave., in White Plains, is directly across the street from Jefferson Place at 31 Greenridge Ave. Located in the 10605 zip code, which is associated with residential section, it is officially located in the neighborhood known as the Highlands. The Highlands consists primarily of single family homes with several condominium complexes located on its outskirts. But don’t let the location fool you. White Oak is just on block away from the action on Mamaroneck Ave and roughly 0.5 miles from the City Center in the coveted 10601 zip code. There are plenty of restaurants and stores within easy walking distance and the entire neighborhood is a community unto itself.
You can get the best of both worlds at White Oak. The downtown is very near, but it can feel like a world away in the quiet residential atmosphere of the Highlands. Public transportation to the train station is steps away as well.
This complex compares favorably with the fashionable Jefferson Place. Built in 1986, the complex is 20 years old. Most units sport balconies and fireplaces and the square footage is exceptionally generous. The average 1 BR unit is 1000 sq.ft. in size while the 2 BR units are usually duplexes with vaulted ceilings and dramatic windows with around 1300 sq.ft . A deeded parking space comes with a 1 BR unit and two spaces come with the 2 BR units.
The Cost of Living:
Over the past six months the average price for a 1 BR, 1 BA, 1000 sq.ft. unit was $345,000. Common charges are about $362.00 and the tax bite is about $290/month with a single STAR. For a 2 BR unit the average price was $490,000 with common charges around $465/month and $421.80/month for taxes.
A rough estimate of the outlay on a 1 BR assuming a 10% down payment, a 30 year-fixed mortgage at 6.5% would be roughly $2110/month after tax deductions were calculated. For a 2 BR unit the cost per month would be around $2900. Like all my other calculations, these are rough, but show that buying compares favorably with renting. These units are very competitive with Jefferson place. You have more square footage for your dollar but do give up the perks of the business center, the screening room and gym.
