A Bargain Ain't Always a Bargain-For Sale by Owners in and around San Antonio TX-I Offer You Choices!



Sometimes on a quest for saving money, we end up shooting ourselves in the foot.  In some of these instances, we end up paying much more in time, dollars and headaches when we could have saved ourselves the heartache by doing our homework to begin with.  

Not to say that looking for bargains or a way to save money isn't a good idea.  It most definitely is!  However, don't scoop up the first "bargain" you see, just to save money when it may not be a bargain at all.  For example, the For Sale by Owner in and around San Antonio Texas may decide to find just any old flat fee service because it is cheap and quick.  Get your home into the MLS and get your home sold and save tons of money...right?!  Not necessarily.  What track record does this flat fee service have?  Can they point out to you all of their successes while offering you bottom line pricing?  Is it really a bargain?  Do you get representation for your transaction or do you just get to take a few pictures and then hope for the best?   

Just thought I would throw in there that recently the founder of forsalebyowner.com turned to a Realtor® to get his luxury apartment sold.  He tried unsuccessfully for 6 months when he finally turned it over to a professional.  This Realtor® not only sold his home in less time, he sold it for more money!  That is an incredible story and, honestly, great advertising for listing agents everywhere...

But what if I could offer you the best of both worlds as a For Sale By Owner?  I can see you perking up...What if I can offer you the chance to sell your home on your own and provide you the necessary representation you need to successfully sell your home?  What am I talking about?  Well, I have become certified as an ACRE®, an Accredited Consultant in Real Estate®.  

I understand that sometimes, selling on your own may make sense to you.  It can, if you are successful, save you some money, maybe.  It all really depends on the buyer and if they have an agent or not, (they usually do).  Most Realtors® will tell you that you are simply crazy for trying to sell your home on your own.  Although I won't call you crazy, it is my personal belief that you should have professional representation when you embark on the adventure of home selling (or purchasing a home for that matter).  There are just too many situations that you may come across while trying to sell your home that you may not be able to handle on your own.  In this way, an ACRE® can provide you with guidance and representation that you simply do not have all by yourself or that you will get with a traditional flat fee company.  

It's basically Elevated Fee For Service with a kick but offers you, the home seller, choices on how you would like to do your transaction.  As an Accredited Consultant in Real Estate®, I do just that for you.  I consult with you about the Real Estate services I offer and YOU get to decide which ones you need.  Here are a couple of examples.

Perhaps you would like me to do a Comparative Market Analysis for you so that you understand where you should be pricing your home and you can get an idea about your competition.  
Perhaps you are all prepared to find your own buyer (or have one already), but once you do, you need someone to negotiate and troubleshoot the entire transaction to closing for you.

You may be asking, what if I just want you to list my home in the MLS?  Will you do just that?  No, I won't.  That isn't the type of Realtor® I am.  Whenever I list a home in the MLS, whether a full listing agreement or not, it implies that I am representing you as your listing agent.  So, while listing in the MLS is definitely one of the menu items I offer, it comes with Representation in a nice, neat package.

Yes, all of the above things will come with a certain price tag, but you will understand the value in those Real Estate services when hiring me as your ACRE® (sometimes clearing up the transparency can help) and can save money over the traditional commission model.  

By the way, traditional commission is still on the table if you want it.  I work that way too.  Just because I am an Accredited Consultant in Real Estate® doesn't mean that I don't offer full services as a listing agent.  The best part is that if you start off with just a few services that you bought and paid for and want to switch to a traditional commission model later, YOU Can!  AND, you will be credited what you already paid at the closing table.  This way you aren't paying twice for some of the same services.  It's all about Choices.

As an avid believer in The Alternative Compensation model and the freedom of choice, I commend you on this post.  Agents are stuck in an arcane 125 year old business model that was 1 size fits all!  What is so wrong about offering a choice!  Why would a person prefer to be in sales over consulting.  A realtor should be part of the process and be paid as such not tied to the closing and a commission.

Brenda, great post. 

We practitioners have put ourselves and our clients in a box: if they want professional representation, they have to go with a full one-size-doesn't-fit-all package payable only by commission OR they must go with a flat fee company that gives them a bunch of functionary stuff with no professional guidance.

Note to my fellow practitioners: not offering alternative ways to be compensated while providing fiduciary care does not make that need go away - it just sends consumers into the arms of cheap, bargain-basement outifts that will not provide the fiduciary care that is so needed.

Consulting is not about discounting - it's about providing quality, transparent choices.

I hadn't heard of ACRE before, Brenda.  But it is certainly a good service to be offering to those who think they can negotiate the minefield that is real estate by themselves.

Hi Jane-You should look it up.  It's just a different business model to offer choices to the consumer, not discounting, just different.  This can help For Sale by Owners who really think they can at least find a buyer on their own, get much needed representaiton.  Thank you so much for stopping by!

There are some agents who won't want to deal with a FSBO if they have a buyer.  Too much liability on the agent since they are the only one "licensed" in the mix, who do you think will get called out if something goes awry:  The one with the license!!  I also tell my clients that a "Limited Rep" listing (what we call a FSBO seller) needs to be handled more cautiously since the agent is licensed and seller ain't.  I love to work with licensed agents.  And the odd thing is, quite a few FSBO's will be priced at the same levels as other properties who are listed through a licensee.

Hi Carla-I agree.  There are those agents who get a touch wary working with FSBOs if they have the buyer.  I think I would as well.  I would much rather work with a FSBO who had someone at least troubleshooting and negotiating the deal for them.  Thanks for stopping by!

Hello Brenda, I new a FSBO owner, who was selling his home 60K above market value... Amazingly, he had a lot of showing.... I think in today's market every buyer should work with an agent. It is very important.
