Bill's Blog: STOP THE HOME TAX

By
Real Estate Agent with Prudential Burroughs and Chapin

Welcome to Bill's Blog on real estate, community events and activities in the Hampstead/Topsail NC area.

This is the first post and contains some very important information regarding the real estate transfer tax.

On November 6th, 2007 16 counties across North Carolina have placed on the ballot a real property transfer tax. In all 16 counties, citizens against the transfer tax have formed local committees to educate voters about the perils of the transfer tax. Following is a list of the counties where the transfer tax is on the ballot:

The "Home Tax" as it's called is a bad idea and if passed would be another example of a regressive tax that would hurt the majority of citizens the most-working families. In Pender County, local officials say that 100% of the revenue would be allocated to school construction but yet cannot or are unwilling to account for all monies already allocated for schools/education from the state. Please contact Michael Nelson, the president of the Topsail Island Association of Realtors, for more information or go to this site http://www.itsabadidea.org/home/ to contact or join a local chapter. Both my mother and father were school teachers and I have always been a champion for education funding but enough is enough.

On a more positive note, please visit Animal Planet's site http://animal.discovery.com/convergence/hero_of_the_year/hero.html,  to vote for hero of the year. Local hero, Jean Beasley is nominated and we would all like to see her win. Winning would provide needed funds for The Karen Beasley Sea Turtle Rescue and Rehabilitation  for which she is director and founder. The turtle hospital is named for her late daughter Karen and is operated in honor of Karen's efforts to protect the welfare of sea turtles. Learn more about Jean and her inspirational story here: http://animal.discovery.com/convergence/hero_of_the_year/nominees/2007/jean.html

Hey Bill,

Welcome AR, saw this link on Marlene's post. Contrats on your first post, very well done.

Transfer taxes are something many of us deal with, we have one in CA too, we've had it for as long as I can remember, although ours is fairly low compared to some other states.  To make matter worse, we've also had some cities have also imposed a transfers tax, Los Angeles is one of the biggest.

When it comes to "point of sale" fees our state assoc. has worked vigorously with local REALTORS to oppose things like when possible. As for our state, we just pay it. BTW, it's collected at the country level, but owed to the State of CA.

See you around in the rain!

Gee Bill, a tax that most of us will never pay can't be that regressive.  Older folks and lower income folks tend to stay in their homes instead of trade up.  And if they do sell, they'll be paying the tax out of their home sale profits, instead of paying higher property taxes out of their salary or fixed income.  Having alternative revenue sources besides the property tax can keep property tax rates from skyrocketing. Six counties in northeastern NC have had a 1% transfer tax for 22 years.  Dare County's property tax (the only real home tax) rate is 26 cents.  They spend more per pupil than almost anyone in the state and have some of the highest test scores.  Keeping your community competitive with others means keeping up your schools, roads, water and sewer, fire stations, etc.  Good community services preserve property values and attract new businesses and industry to an area.  Growing communities cannot easily keep up with growth just by taxing newcomers.  The average property tax bill in Wake County, for instance, pays for exactly one half the cost of maintaining one student in a public school.  I could go on and on.  Visit www.wakeupwakecounty.com for more hard facts about the success of the transfer tax nationwide.

Both my parents were also teachers and even they are saying enough is enough and said if they got rid of half the administrators "Hey, there's the money." Our state had proposed something similar and it is being fought tooth and nail by everyone but the politicians. They forget it is for "We the people" not "We to do what we think is best, despite what you say"

Our state is even worse though when it comes to stuff like this. If the voters turn it down on the ballet, they have a way of doing it anyway.
