BUYING TODAY THE TIME IS RIGHT  For buyers who have searched for properties and are clear as to what they want for themselves in the future and who have a desire to own a home or invest in rental property, buying now is a smart choice.

IF YOU ARE CONSIDERING BUYING REAL ESTATE NOW YOU SHOULD CONSIDER THE FOLLOWING:

 

  1. When you buy a home most people are buying for the long term.  Over the long term (5 years and more) owners of properties in Alameda have done very well. 
  2. Be sure the home you are thinking of buying is the home you really want.  In the past, in Alameda, buyers had to settle for their second or third best choice because of price.  Well, the price for the best home in the area you really want is now affordable. It is the time to buy for the best deal.
  3. Recently, renting has been the best choice for some.  Home ownership has dropped to a 13 year low or 66%.  But with interest rates at a 40 year low and prices which are at a 10 year low, this is the time to buy.
  4. In the past, in Alameda, many homes were sold in original condition with buyers expected to update them.  Now sellers are making every effort to sell their home, so they are updating their homes before they sell.  Now, a buyer can expect to buy a home which may be completely remodeled at prices that "as is" sales used to be. 
  5. Now is the perfect time for an investor to buy rental properties.  The rental market is so active that many rental are snapped up before they hit the market.  Many of the sales of REOs and short sales are by investors who realize that this is the time for investors to buy.

Evelyn your quote:

is not taken into account by those reporting home sales and prices. A home that is upgraded selling at the same price as “as is” did a year ago is an improvement for buyers. But it will get reported as a flat market.

Yes, that is very true.  Buyers are buying upgraded homes now for the same price as an as is sale 3 years ago.  Buyers are asking and getting everything they want now.

Evelyn - with the low prices and mortgage rates today's market in many places is definitely ideal for renters, investors and first time home buyers  ..... for those moving up or down, other than the effect of mortgage rates on their payments, any time is a good time as long as they are moving within the same general market area as all they are doing is shifting their equity from one home to another.
