Let's face it, if you want to sell your home, your want to get the best price in the least amount of time, with the least amount of hassle.  Don't we all?  To make this happen, you need to find the right balance between these three key factors:  Location, Price, & Condition.

Each of these can positively or negatively effect the sale of your home.  You may not be able to change the location, but you do have control over price and condition.  If you have a less than desirable location (busy intersection, etc.) then the price and condition must be appealing.  One of these three must always stand out as something that entices potential buyers to consider buying your home.

At the same time, you do not want to cheat yourself by either pricing way too low, or spending too much time and money improving the condition of your home.  It is a balancing act.  Try to put together the most appealing combination of these three key factors.  - Just one may not do it.  If you have a great location and a home in great condition, then a top dollar price can probably be supported.  A home in a great location with a few condition issues, may need the help of a slightly lowered price to entice potential buyers.

Right now buyers in most areas do have a lot to choose from.  Try to take an objective look at your home and research what homes have sold for in your area.  Do not take your lead from the prices you see advertised for properties.  Many times the selling price can be 10-20K less than the asking price.

Consult a local Realtor in your market for a Broker Price Opinion or CMA.  An experienced Realtor will pull together local sales data from homes in your areas that have recently sold.  Then do a step by step comparison, making adjustments for features that may differ, and be able to come up with a probable price range for your home.  Don't neglect this valuable local resource and do not be tempted to simply use an appraisal from your last home equity loan.  A Realtor's price opinion is not an appraisal, but one done by an experienced broker should give you a good idea of what you can expect your home to sell for.  Keep in mind, that once your home is under contract, chances are that the buyer's lender will require an appraisal, and the home will need to appraise at least at the sales price.
