Here's the August 2011 update on Real Estate in Windsor CO:

August 2011 Windsor CO Home Sales

August property sales were 50, up 38.9% from 36 in August of 2010 and 6.4% higher than the 47 sales last month. August 2011 sales were at their highest level compared to August of 2010 and 2009. August year-to-date sales of 340 are running 12.2% ahead of last year's year-to-date sales of 303.

August 2011 Windsor CO Home Prices

The Median Sales Price in August was $261,250, down 5.5% from $276,571 in August of 2010 and down 11.7% from $296,000 last month. The Average Sales Price in August was $294,161, down 4.1% from $306,615 in August of 2010 and down 4.0% from $306,478 last month. August 2011 Average Sales Price was at a mid range compared to August of 2010 and 2009.

August 2011 Windsor CO Home Inventory

The Total Inventory of Properties available for sale as of August was 309, up 7.3% from 288 last month and down 5.5% from 327 in August of last year. August 2011 Inventory was at its lowest level compared with August of 2010 and 2009. The Average Days On Market for August was 79, up 12.9% from 70 days last month and down 28.2% from 110 days in August of last year. The August 2011 Average Days On Market was at its lowest level compared with August of 2010 and 2009.
