Charlestown RI 02813 Market Report – August 2011.

20 Charlestown RI homes have been sold in August:

    4 homes sold over $400,000

     4 home sold for between $300,000-$400,000
    12 homes sold for under $300,000

There were 146 Charlestown RI homes for sale  in August 2011 which was a 5% decrease over the prior month (8 less homes for sale).  Of the Charlestown RI homes on the market 21 of them are over $1 million in listing price.

The numbers of Charlestown RI homes for sale, price range of homes sold and real estate market trends month to month for Charlestown neighborhoods (such as Quonnie) that may be on your radar are shared here.  The number of Charlestown RI homes sold nearly tripled in August!  This was a huge burst of activity and buying especially in the under $300,000 category.  

Charlestown RI continues to have a good supply of homes for sale and the oceanfront and coastal Charlestown RI homes for sale are being viewed but are not in the active sales right now.  The Charlestown RI home sales were spread out among all price levels but the over $400,000 sold the best – if location, condition and price for a home is great the property will be a seller in this market!

Be aware that the absorption rate for homes on the market is about 7 months which is moving towards a sellers market- this is quite different than other southern RI towns.

Pending home sales have increased by 3 homes over July 2011 and there are 18 homes in pending in Charlestown RI To be in ‘pending’ status is to be awaiting on the closing of the home i.e. there is a signed purchase and sales agreement on the home. This waiting time is usually due to the lender going through their punch list of items needed from the buyers and/or finishing up agreed upon items from the home inspection.

Out of state buyers continue to search for oceanfront Charlestown RI homes for sale.   I do expect real estate to remain constant this fall especially in the lower price ranges and for waterfront and vacation homes.  When you have great beaches, it is a fantastic draw for buyers all around New England and beyond.  Charlestown RI 02813 Real Estate Market Report- August 2011.

I know there are buyers' markets and sellers' markets, but I've never known how you actually determine the difference. You seem to indicate that it has something to do with absorption rate. I always thought it was a buyers' market if prices were falling, and a sellers' market if prices were rising. Am I a simpleton?

Eric, actually when the number of homes on the market can be absorbed (sold) in less than 6 months it has become a buyers market...meaning they are selling quicker so get your hot cake homes while you can!
