I recently listed a property that was clean, priced well, and the seller's were very motivated. Now all sellers believe thy are motivated, but when a property is priced to sell and not to sit on the market day after day after day, that is the motivated buyer.
Lubbock Tx real estate is no different than other markets in that a well priced home in good condition....not a short sale....not a foreclosure can still get multiple offers. Yes we have over 1700 properties on the market and sales have dropped over 22%, but my listings are still selling and with multiple offers
Back to this darling home at 3404 Justice, (www.lubbocktxhomes4sale.com); I listed it on Friday of last week and by Saturday there were 4 offers on the house! Did I mention that it was a For Sale By Owner and they had had it on the market over 2 months for just $3000 more than I listed the property.
The offers were all very good and for more than list price, the seller told me I don't understand why they are offering more and I told him his great pricing had caused a bidding war and it ended with him getting the amount of money he wanted to get in the first place and what he told me next was so touching, tell my realtor I said 'bless her little heart'
Yes there is a method to my madness, get the buyer and the seller what they want; especially my seller or my buyer.... Bless their little hearts too!
